Director of Institutional Asset Management

Evernest is seeking an experienced and data-driven Director of Institutional Asset Management with an impeccable track record to lead and elevate our institutional operations. This strategic doer will take full ownership of our institutional portfolio, driving best-in-class performance through the intelligent use of data and technology.

As the Director of Institutional Asset Management, you will lead a high-performing team focused on maximizing revenue by maintaining market rents, optimizing renewals, and enhancing ancillary income opportunities. Simultaneously, you’ll reduce costs by optimizing turn spend, minimizing time-to-turn, and lowering maintenance expenses. Your ability to align institutional operations with client goals is essential, as is your expertise in adapting strategies to meet evolving client needs.

You should be equally comfortable working with Excel, Google Sheets, and BI tools to obtain property-level insights as you are presenting to the C-suite and client stakeholders. The ideal candidate has a strong track record of success leading teams, managing P&Ls, and driving operational excellence. Your passion for the industry and commitment to high performance should be matched by your ability to collaborate cross-functionally and methodically propel the business forward.

This role reports directly to the COO.

• Lead by example and inspire the team by fostering a culture of core value alignment, collaboration, and a pursuit of excellence.



• Oversee property operations and drive portfolio performance by establishing KPIs, aligning with client goals, and executing strategies that drive client satisfaction and business outcomes.


• Create ad-hoc reporting and partner with our data team to provide unparalleled visibility and drive portfolio performance.


• Develop and execute quarterly plans focused on portfolio performance, client experience, and Evernest business outcomes.


• Collaborate cross-functionally with in-market teams, leasing, accounting, property services, resident services and other key stakeholders to optimize portfolio results and drive continuous improvement initiatives.


• Conduct market visits and property inspections, providing insights and adjustments that enhance portfolio performance and Evernest outcomes.


• Maintain excellent communication with clients and internal teams, ensuring alignment and delivering exceptional service to meet evolving client objectives.


• Drive innovation by exploring new technologies, implementing best practices, and promoting continuous process improvement.


• Partner with senior leadership to identify and implement institutional best practices which can be implemented across the portfolio for improved performance and client experience.
