Job Summary:
Based out of Kurv’s Seattle office, the Director of Leasing & Investments – Seattle Region is responsible for leading all leasing activities and transaction execution for Kurv’s Seattle area portfolio. This role combines leasing and investment leadership into a single, senior position responsible for maximizing asset value, driving regional growth, and executing Kurv’s leasing and investment strategy in the Pacific Northwest.
The Director will drive the leasing strategy, broker relationships, and lease execution for regional assets and help source, underwrite, negotiate, and close acquisition and development opportunities. This role partners closely with Asset Management, Development, Property Management, and executive leadership and plays a critical role in regional performance and capital deployment.
Essential Job Responsibilities:- Lead regional leasing strategy and execution for all Seattle area assets
- Maintain oversight of leasing activity, including tracking prospects, managing broker pipelines, and maintaining accurate leasing data and reports
- Negotiate LOIs and leases, ensuring alignment with asset-level business plans, financial metrics, and capital partner requirements
- Lead broker outreach efforts, including marketing initiatives, broker events, property tours, and relationship development
- Coordinate closely with Asset Management and Property Management teams to ensure seamless lease execution and transitions
- Provide input into quarterly asset forecasting and appraisal processes
- Develop and maintain strong relationships with brokers, owners, developers, tenants, lenders, and other industry participants in the Seattle market
- Source, originate, and execute industrial investment opportunities throughout the Seattle region, including development, value add, and core plus acquisitions
- Drive all aspects of the acquisition process, including underwriting, financial modeling, investment committee memoranda, LOI negotiation, contract negotiation, due diligence coordination, and closing execution
- Maintain and manage a robust investment pipeline aligned with Kurv’s investment parameters and regional growth strategy
- Analyze transaction risks, structure deals appropriately, and clearly communicate risk considerations to senior leadership and the Investment Committee
- Coordinate with internal teams and external parties to secure approvals from lenders, capital partners, and key decision makers
- Conduct market research to evaluate submarket dynamics, competition, tenant demand, and pricing trends
- Provide input into quarterly asset forecasting and appraisal processes
- Represent Kurv at industry events, networking opportunities, and market functions to promote the firm and its projects
- Conduct regular asset and submarket visits, touring competing projects and maintaining a strong understanding of regional dynamics
- Partner with Asset Management, Development, Legal, Finance, and executive leadership to align leasing and investment decisions with portfolio strategy
- Support credit review efforts through the evaluation of tenant financial statements and lease terms
- Assist in responding to capital partner requests, reporting needs, and strategic initiatives
Qualifications:- Bachelor’s degree in Real Estate, Finance, Business, or a related field
- Minimum 5+ years of progressive experience in industrial real estate leasing, investments, asset management, or transaction execution
- Demonstrated record of sourcing, negotiating, and closing industrial transactions and leases
- Established relationships and strong reputation within the Seattle / Pacific Northwest industrial real estate market
- Strong financial underwriting, analytical, and negotiation skills
- Ability to read and interpret commercial lease agreements and transaction documents
- Excellent written, verbal, and presentation skills
- Strong organizational skills with the ability to manage multiple complex transactions simultaneously
