Next Step Realty is a fast-growing, forward-thinking brokerage redefining real estate marketing. We are building a complete in-house agency that delivers top-tier branding, advertising, and digital innovation for our agents, clients, and community.
We’re searching for a Director of Marketing & Advertising who is both a strategist and a doer — someone who can lead a team and simultaneously roll up their sleeves to design, build, launch, and optimize campaigns and digital platforms.
What You’ll Do:
- Strategy & Leadership
- Develop and execute the brokerage-wide marketing and advertising strategy.
- Lead creative, digital, social, and advertising initiatives.
- Mentor a growing marketing team while staying deeply involved in execution.

- Execution & Hands-On Work (this is critical)
- Personally build and manage websites, landing pages, and digital funnels.
- Run paid ad campaigns (Google, Meta, YouTube, Display) end-to-end: targeting, creative, testing, and reporting.
- Oversee SEO, SEM, and website performance to maximize visibility and lead generation.
- Design and launch social and email campaigns directly when needed — not just delegate.

- Collaboration & Integration
- Work closely with Sales, Recruiting, and Operations to align campaigns with brokerage growth goals.
- Provide agents with high-quality branding tools (logos, websites, listing campaigns, personal brand kits).
- Manage vendor relationships, ad budgets, and software platforms.

- Measurement & Optimization
- Track performance metrics (leads, listings, recruitment, retention).
- Adjust and optimize campaigns in real time using data and analytics.
- Report ROI to leadership with clear insights and recommendations.

What We’re Looking For:
- Proven success leading marketing/advertising efforts (agency or in-house).
- Strong skills in digital execution: website design/management (WordPress, Webflow, Squarespace, etc.), ad campaign management (Google Ads, Meta Ads).
- Hands-on expertise with SEO/SEM, analytics, and digital marketing automation.
- Creative ability in copywriting, design, or multimedia is a strong plus.
- Balance of strategy and execution — willing to personally produce work when needed.
- Excellent leadership, communication, and organizational skills.
- Real estate industry experience is helpful, but not required.

Pay: $90,000.00 - $150,000.00 per year
