P3 Properties is a residential real estate management company overseeing a growing portfolio of luxury multifamily communities across multiple markets. While our core communities are based in New Jersey, we also maintain a presence in additional states through third-party managed assets where we remain actively involved in strategic marketing oversight and brand alignment.

Our focus is delivering exceptional living experiences through strong leasing performance, elevated brand positioning, and disciplined marketing execution.

We are seeking an experienced, hands-on Marketing Manager to lead marketing strategy and performance across our luxury residential portfolio (700+ units), with additional support and collaboration on out-of-state assets as needed.

Position Overview

The Marketing Manager will be responsible for developing and executing marketing initiatives that drive qualified traffic, support leasing velocity, strengthen property branding, and enhance resident engagement across P3’s residential communities.

This role is both strategic and execution-focused, working closely with leasing, operations, leadership, and third-party partners to ensure consistent performance and brand standards across markets.

Key Responsibilities

Residential Leasing & Occupancy Marketing

  • Develop and execute marketing strategies to maintain strong occupancy and reduce days-on-market
  • Manage and optimize listings across ILS platforms (Apartments.com, Zillow, etc.)
  • Partner with leasing teams to improve lead quality, tour volume, and conversion rates

Digital Marketing & Campaign Management

  • Oversee paid search and paid social advertising campaigns
  • Implement retargeting and lead nurture strategies
  • Support SEO and website optimization to improve traffic and conversions
  • Track and optimize cost-per-lead and cost-per-lease performance

Luxury Brand & Creative Direction

  • Maintain cohesive luxury brand standards across communities
  • Coordinate photography, videography, and creative asset development
  • Create lifestyle-driven marketing materials for digital and print use
  • Ensure premium presentation across all marketing channels

Reputation & Resident Engagement

  • Manage online reputation across Google and major review platforms
  • Support resident retention and renewal marketing initiatives
  • Collaborate on community events and engagement efforts

Portfolio & Multi-State Collaboration

  • Provide marketing support and strategic alignment for out-of-state, third-party managed assets
  • Ensure brand consistency and performance standards across markets
  • Collaborate with external property teams, vendors, and agency partners

Reporting & Analytics

  • Deliver regular reporting on campaign results, leasing metrics, and marketing KPIs
  • Use data insights to recommend and implement performance improvements

Qualifications

  • 5+ years of marketing experience in multifamily residential real estate (luxury preferred)
  • Strong understanding of leasing funnels, renter behavior, and ILS platforms
  • Experience managing Google Ads, Meta Ads, and performance marketing campaigns
  • Familiarity with CRM/property management systems (Yardi, Entrata, RentCafe, HubSpot, etc.)
  • Strong creative judgment and attention to detail
  • Ability to manage multiple priorities across communities and markets
  • Excellent communication and collaboration skills

Compensation & Benefits

P3 Properties offers a competitive compensation package aligned with the New Jersey/NYC metro market:

  • Base Salary: $110,000 – $120,000, commensurate with experience
  • Performance Bonus: Target 10% annual bonus tied to occupancy, leasing velocity, and marketing efficiency goals
