Director of Real Estate Assets

Strata Family Office Services is a highly selective multi‑family office serving a focused number of ultra‑high‑net‑worth families. The firm provides judgment‑led strategy, planning, entity and business management, governance, and disciplined financial execution across asset classes.

We are seeking an accomplished real estate executive to serve as Director of Real Estate Assets at Strata, providing strategic oversight and leadership for (primarily) expanding multifamily portfolios, of our ultra-high-net-worth clients.

Core Responsibilities:

Strategic Leadership & Asset Optimization

  • Partner with leadership, operations, and property management teams to develop and refine short- and long-term strategies that enhance asset performance, value, and resident satisfaction.
  • Provide measured, data-informed guidance on portfolio challenges, communicating key issues and recommended courses of action clearly and constructively to team members and senior management.
  • Maintain a comprehensive understanding of each asset’s performance relative to market comparables, capital trends, and principal priorities—delivering well-supported evaluations, valuation analyses, and recommendations that drive efficiencies.
  • Establish clear, ambitious performance objectives for onsite teams; review budgets, operating plans, and financial projections, offering precise feedback to ensure alignment and course correction where needed.
  • Monitor financial and operating results closely, identify variance drivers and implement effective mitigation strategies.
  • Prepare and deliver accurate monthly, quarterly, and annual reporting to principals, partners, and lenders—ensuring transparency, consistency, and proactive identification of emerging concerns.
  • Lead collaborations seamlessly in acquisitions, accounting, and property management functions to align on critical decisions and maintain enterprise coherence.
  • Lead evaluation, diligence, and integration efforts for new multifamily acquisitions - assessing opportunities, underwriting transactions, and delivering smooth transitions to optimize long-term performance.
  • Oversee debt relationships and capital sourcing initiatives—analyzing financing options, negotiating terms, and managing relationships with lenders to secure and maintain favorable structures that support acquisition, recapitalization, and portfolio objectives.

  • Apply creative yet disciplined problem-solving to address asset-level opportunities and challenges.
  • Promote prudent, well-considered risk-taking within the bounds of a strategic, disciplined investment policy that prioritizes enterprise capital efficiency and attractive returns while preserving and growing capital.
  • Research, identify and implement advancing property-technologies that drive experience and efficiencies without compromise.

Relationship & Influence

  • Build strong, collaborative partnerships in-market, serving as a reliable partner, developing additional multifamily opportunities.
  • Contribute as an exemplary teammate within the family office dynamic.
  • Client-centric asset management cross-training function—coaching colleagues to deepen understanding and mastery of RE industry best practices.
  • Navigate organizational and strategic change with composure, adaptability, and a focus on collective success.

Integrity & Responsibility

  • Demonstrate integrity, forethought, and transparency in all decisions—always prioritizing the best interests of the principal, residents, team, and organization.
  • Conduct in-depth financial and operating analysis across portfolios, identifying and activating value-enhancing opportunities in management, leasing, and ancillary disciplines to drive meaningful growth in Net Operating Income (NOI).
  • Deliver principal and tenant communications with clarity, standardization, and accessibility—upholding the highest standards of proactive disclosure.

Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, or a related discipline from an accredited institution.
  • 5–10+ years of progressive multifamily asset management experience, including financial modeling, performance oversight, and strategic plan execution.
  • Demonstrated success in mentoring and developing team members.
  • Advanced proficiency in Microsoft Office.
  • Familiarity with advanced real estate technologies and platforms. (Yardi, RealPage, REBA, Canopy, EliseAI, ApartmentIQ, etc.)
  • Unquestionable integrity and sound judgment.
  • Exceptional verbal, written, and listening communication skills.
  • Strong analytical capabilities, with proven ability to perform complex financial analyses, interpret real estate development and acquisition models, manage budgets, and deliver decisive, well-reasoned recommendations.
  • Excellent project management, prioritization, and time-management skills in a high-volume, deadline-driven environment.
  • Capacity to thrive under pressure, work independently and as a team, manage extended hours when required, and travel as needed (including regular property visits).

Compensation:
