We are seeking an experienced Director of Real Estate to lead our real estate operations and portfolio management. This senior-level executive will oversee the acquisition, development, leasing, and management of our property portfolio while creating and executing the strategic vision for the real estate department.
Key Responsibilities
Strategic Planning & Leadership
- Develop, lead, and execute long-term real estate strategies to grow the company
- Create and execute the strategic vision, goals, and objectives of the real estate department
- Develop strategies to maximize returns on real estate investments while mitigating risk
- Create functional strategies and specific objectives for the real estate sub-function
- Evaluate new market opportunities and assess industry trends, best practices, and regulations
Portfolio Management
- Oversee acquisition, disposition, and overall management of commercial properties
- Directs the organization's real estate operations and activities to facilitate buying, selling, or leasing of properties
- Review financial statements to see the profitability of projects and other undertakings
- Manage the disposition of key completed projects
- Optimize property usage through efficient management of leases and disposals
Project Development & Acquisition
- Research, identify, and evaluate new developmental opportunities
- Identify viable projects and prepare feasibility reports to support decision-making
- Assess the financial viability of potential projects and ventures
- Consult with staff to develop project concepts and specifications
- Develop financial proformas and program concepts for projects
- Oversee all or most of the development processes of big projects—from construction to stabilization
Due Diligence & Risk Management
- Manage due diligence activities including environmental assessments, compliance, title work, zoning analysis, and geotechnical studies
- Manage due diligence processes to evaluate real estate purchases, assess property value, project expenses, and ensure profitability of assets
- Ensure all real estate activities comply with industry standards and regulatory requirements
- Conduct market trend analysis
Transaction Execution & Negotiation
- Negotiate and execute developmental agreements, key contracts, and venture agreements
- The Real Estate Director oversees the negotiation process for all transactions
- Manage title and escrow process from open to close, maintain contact with landowners and the brokerage community
- Handle equipment selection, contract negotiation, and construction progress management
- Manage and improve tenant relationships to retain high occupancy
Leasing & Marketing
- Handle the leasing and marketing of key completed projects
- Ensure the real estate team maintains high-quality facilities, tenant satisfaction, and operational efficiency
- Evaluate properties to ensure organizational needs are met
Team Management
- Manage teams in delivering department and team goals and objectives
- Oversee and mentors staff
- Manage a departmental sub-function within a broader departmental function
- Develop budgets, policies, and procedures to support the functional infrastructure
- Develop and maintain vendor relationships
Financial Management
- Develop capital budgets
- Develop schedules with critical path milestones
- Recommend strategies to maximize profit and minimize risk
- Bridge the gap between what makes sense financially and what makes sense for business operations
Stakeholder Management
- Maintain relationships with contractors, banks, investors, and various stakeholders
- Collaborate with executives to ensure alignment across the operation
- Work closely with design teams to ensure all projects are designed and constructed according to company standards
- Coordinate with in-house departments and external consultants during entitlement processes
Fundraising & Government Relations (if applicable)
- Actively fundraise and support organization-wide projects
- Supervise and manage application and submission of funding applications
- Lead the governmental approval processes necessary to entitle property
- Identify and research available funding sources
Qualifications & Requirements
Experience:
- 10+ years of experience in real estate, property management, or related field
- Proven track record in property acquisition, development, and portfolio management
- Experience managing teams and mentoring staff
Skills & Competencies:
- Strong negotiation skills
- Experience in real estate law, finance, and market analysis
- Financial modeling and proforma development proficiency
- Leadership and team management capabilities
- Strategic thinking and business acumen
- Knowledge of regulatory requirements and compliance
Education:
- Bachelor's degree in Real Estate, Business Administration, or related field
- MBA or master's degree preferred
- Professional certifications (CCIM, CRE) preferred

Pay: QAR125.00 - QAR290.00 per hour
