Disposition Manager (Real Estate Wholesaling)

As our Disposition Manager, you’ll be responsible for turning signed contracts into closed deals — marketing properties, managing buyer relationships, negotiating assignments, and coordinating closings.
Core Mission
Your mission is simple: turn inventory into cash by selling contracts quickly and profitably while maintaining strong relationships with our investor network.
Key Responsibilities
Property Marketing & Buyer Outreach
- Launch new deals to buyers within hours of contract execution.
- Market properties using email campaigns, CRM blasts, Facebook groups, Craigslist, and other investor channels.
- Create engaging property listings and buyer packets with all key details (ARV, comps, rehab estimates, pictures).
Buyer Relations & Negotiation
- Build, grow, and maintain a strong network of cash buyers and investor partners.
- Negotiate assignment fees and contract terms that maximize company profit.
- Follow up daily with buyers through calls, texts, and emails to create urgency and close quickly.
Transaction Coordination
- Coordinate with title companies, escrow officers, and attorneys to ensure smooth closings.
- Track deal progress, resolve title or buyer issues, and maintain clear communication across all parties.
- Ensure accurate, compliant documentation for each transaction.
Market Research & Feedback Loop
- Run comps using PropStream, Zillow, Redfin, and ChatGPT tools.
- Stay updated on local market conditions, investor trends, and pricing benchmarks.
- Provide insights to the acquisitions team for better property selection and pricing strategy.
Reporting & CRM Management
- Keep CRM updated with all buyer interactions, notes, and statuses.
- Track KPIs: time-to-market, engagement, contracts assigned, and closing ratios.
- Generate weekly disposition performance reports for management review.
Tools You’ll Use
- CRM: ReSimpli, Podio, or InvestorLift
- Property Data: PropStream, Zillow, Redfin
- Communication: CallTools / BatchDialer / Google Workspace
- Marketing: Email/SMS tools, Canva, ChatGPT, Facebook/Craigslist
- Tracking: Google Sheets, KPI Dashboards
Qualifications
- 1–3 years of experience in real estate wholesaling, dispositions, or investment sales.
- Strong negotiation, relationship-building, and communication skills.
- Confident with property valuation, comps, and real estate contracts.
- Excellent written and spoken English.
- Tech-savvy, detail-oriented, and capable of working independently.
- Self-motivated and results-driven, with a passion for closing deals.
Preferred:
- Existing network of U.S. real estate investors and cash buyers.
- Familiarity with ReSimpli, InvestorLift, or similar CRM platforms.
- Experience with Facebook marketing for real estate.
