Position Summary
The Division Manager — Metal Building Services & Repairs owns the full lifecycle of SCSE's metal building repair and maintenance division. This person wins the work, manages the work, and leads the team that executes it. Their time is primarily invested in estimating, project management, business development, and client relationships — with regular field presence for site visits, quality oversight, crew support, and inspections.
This is not a field production role. The Division Manager's job is to build and lead a capable team — Superintendent, Foremen, and crew — and ensure that team delivers every project safely, on schedule, and profitably. That said, this person is not a desk manager either. They are on job sites regularly, they understand the work at a deep level, and they are willing and able to roll up their sleeves and lend a hand when the situation calls for it. They lead through presence and competence, not from behind a screen.
The ideal candidate has strong trade knowledge in metal building systems — enough to walk a job, identify problems, and hold crews accountable to the right standard — combined with the estimating, sales, and project management skills to grow a division. They are organized, commercially driven, and capable of managing a pipeline of work without losing visibility into what is happening in the field.
Core Responsibilities
Field Oversight & Crew Support
- Maintain regular job site presence across all active division projects — visit sites to assess production pace, quality, safety compliance, and crew performance
- Support the Superintendent and Foremen in the field when situations require it — tight deadlines, short-handed crews, complex repairs, or client-facing moments; this person lends a hand without being asked
- Review work in progress against scope, drawings, and quality standards; identify issues early and direct corrections before they become rework
- Confirm that proper work methods, safety plans, and material lists are in place before crews mobilize to each job
- Coordinate resource allocation across concurrent projects — manpower, equipment, and materials — working with the Superintendent, dispatch, and the Fleet & Equipment Compliance Manager
- Resolve field-level problems through the Superintendent; step in directly when escalation is needed or when a client situation requires a senior presence on site
Estimating & Proposal Development
- Own all estimating for the division — from initial field takeoff through final proposal delivery — scheduled around active production, not instead of it
- Conduct on-site building inspections and scope-of-work assessments; identify repair needs, hazards, and opportunities for additional services
- Develop accurate cost estimates covering labor, materials, equipment, subcontractors, and overhead for repair, maintenance, re-roofing, and specialty scopes
- Produce professional, client-ready proposals with clearly defined scope, schedule, exclusions, and pricing
- Respond to formal ITBs and RFQs from GCs, facility managers, and industrial clients — manage the submission process start to finish
- Track outstanding proposals, follow up proactively, and provide win/loss analysis to continuously sharpen estimate accuracy and close rate
Business Development, Sales & Client Growth
- Own the division's growth — identifying, pursuing, and closing new business is a core function of this role, not an afterthought
- Build and work a targeted prospect list of building owners, facility managers, property management companies, industrial manufacturers, and GCs across SCSE's service area
- Conduct proactive outreach — direct calls, emails, job site drop-ins, and networking — treat BD as a daily discipline built around production, not separate from it
- Lead client meetings, site walks, and pre-bid conferences; present SCSE's capabilities and close work directly
- Develop recurring maintenance contracts and service agreements with key accounts to create predictable revenue alongside project work
- Build referral networks with GCs, architects, insurance adjusters, and building product reps who can route repair and restoration opportunities to SCSE
- Leverage every completed job as a sales tool — document before/after outcomes and use satisfied clients to generate referrals and introductions
- Identify expansion opportunities within existing accounts during every client interaction — additional buildings, deferred maintenance, upcoming capital work
- Track all leads, proposals, and account activity in Follow Up CRM; report pipeline and revenue forecast to the President monthly
Project Management — ITB Through Closeout
- Manage all division projects from contract execution through final closeout — own the timeline, budget, and client relationship start to finish
- Lead project kickoff with the Superintendent: confirm scope, review budget, communicate schedule, and set quality and safety expectations before mobilization
- Monitor project financials in real time — track actuals against estimated labor and material budgets, identify variances early, and course-correct
- Issue, track, and negotiate change orders; ensure all out-of-scope work is priced and authorized before execution
- Manage submittals, RFIs, and project documentation through Procore; ensure daily reports and closeout packages are complete and accurate
- Lead project closeout: final inspections, punch list resolution, lien waivers, and client sign-off
- Conduct post-project financial review — document margin performance and feed lessons learned back into future estimates
Crew Leadership & Team Development
- Directly supervise the Superintendent; through them, hold Foremen and field crew accountable to production, quality, safety, and professionalism standards
- Set clear expectations at every level of the crew hierarchy — the Superintendent knows what a successful day looks like, the Foremen know what quality looks like, and the crew knows what behavior is expected
- Recruit, hire, and build the division's field workforce — start with a core crew and scale as revenue supports growth
- Identify training and development needs within the division; work with the Safety Director and Superintendent to build crew capability over time
- Manage staffing decisions — hiring, promotions, performance management, and terminations — in coordination with the President and VP of HR
- Build a culture of accountability and craftsmanship within the division; the standard is set at the top
Quality & Safety
- Establish and enforce quality standards across all division work — in-progress inspections and closeout walk-throughs occur on every project
- Enforce the company safety program without exception; conduct and/or oversee toolbox talks, JHAs, site inspections, and incident investigations
- Maintain zero tolerance for safety shortcuts — all crews use proper PPE, fall protection, and equipment operation procedures
- Coordinate with the Safety Director on compliance issues, OSHA requirements, and corrective actions
- Ensure all work complies with local building codes and manufacturer specifications
Financial Performance & Reporting
- Own division P&L — revenue, gross margin, labor efficiency, and overhead absorption are your metrics to drive
- Track your own time and crew time accurately to job codes; all hours are job-chargeable and properly documented
- Work with the Project Controller on accurate job cost coding, timely billing, and clean closeout documentation
- Drive timely invoicing and application-for-payment submissions; minimize AR aging on division accounts
- Provide monthly financial reporting to the President: revenue vs. target, margin by project, backlog, and pipeline metrics
Qualifications
Required
- Minimum 7 years of experience in metal building construction, commercial roofing, sheet metal, or a related construction trade — must understand the work at a deep enough level to inspect it, estimate it, and hold crews accountable to the right standard
- Minimum 3 years in a supervisory or management role with direct responsibility for field crews and project outcomes
- Demonstrated estimating experience for commercial repair, maintenance, or construction work — must be able to develop accurate, complete estimates from field takeoffs
- Strong working knowledge of metal building systems: roof panels, wall systems, structural framing, doors, trim, flashing, sealants, and building envelope components
- Ability to read and interpret architectural and structural drawings, building plans, and manufacturer specifications
- Proven track record of managing projects from contract through closeout — on schedule, on budget, and with satisfied clients
- Commercial acumen: understands job cost accounting, margin management, change order administration, and project financial reporting
- Comfortable developing client relationships and generating new business through job site presence, referrals, and direct outreach
- Proficiency with project management software (Procore preferred) and Microsoft Office / Google Suite
- Willing and able to perform hands-on work in the field when the situation requires it
- OSHA 30 certification (or willingness to obtain within 90 days of hire)
- Valid driver's license with clean driving record
Preferred
- Demonstrated track record in direct sales or business development in a construction, industrial services, or facility services context — must be comfortable cold-calling and closing
- Background in metal building erection, industrial maintenance, or commercial roofing contracting
- Familiarity with ISNetworld, Avetta, or ComplyWorks vendor credentialing requirements
- Experience with Follow Up CRM, Fleetio, or similar field operations software
- Knowledge of manufacturer specifications and warranty requirements for major metal building brands (Nucor, BlueScope, MBCI, Robertson, etc.)
- Crane operator certification or aerial lift / elevated work platform experience
- Prior experience managing recurring maintenance contracts or service level agreements
Pay: $95,000.00 - $125,000.00 per year
