Environmental Services Director

Essential Job Specific Duties/Responsibilities
  • Coordinates, supervises and develops work schedule for all shifts. Directs activities of environmental personnel.
    • Creates a work schedule.
    • Reviews menu and recommends improvements prior to maintenance or cleaning of rooms.
    • Maintains a daily cleaning and maintenance schedule for the personnel.
    • Monitors cleanliness and upkeep of building to assure proper service.
    • Assumes responsibility for appearance, quality, and quantity of the building environment.
  • Performs interviews and evaluations.
    • Interviews all potential new employees.
    • Hires all maintenance, grounds and housekeeping staff.
    • Completes orientation paperwork with all new staff on their first day of employment.
    • Completes a yearly evaluation with all full time environmental staff.
    • Completes a 90-day evaluation with all new environmental services employees.
  • Insures training and competency of employees meets state and federal standards, also mandated in-services are met.
    • Trains all staff on how to correctly clean and dispose of hazardous materials.
    • Has a monthly staff meeting to train staff on proper sanitary techniques.
    • Continuously trains staff on safety guidelines and best practices.
    • Schedules staff on a monthly basis to attend required yearly in-services.
    • Monitors environmental staff for assuring that there is no cross contamination and proper handling of hazardous waste.
  • Perform preventative maintenance, minor troubleshooting and repair electrical equipment systems.
    • Change outlet, switches and light fixtures.
    • Troubleshoot electrical problems.
    • Help perform tests of fire alarm systems.
    • Help perform tests of nurse call systems.
    • Pull wires; high and low voltage.
  • Perform preventative maintenance, minor troubleshooting and repair on HVAC equipment.
    • Diagnose minor problems in gas furnaces and make repairs.
    • Diagnose minor problems in air conditioners and make repairs.
    • Performs preventative maintenance on gas furnaces.
    • Performs preventative maintenance on air conditioners.
    • Diagnose minor problems in heat pumps and make repairs.
    • Perform preventative maintenance in heat pumps.
  • Perform preventative maintenance, troubleshooting and minor repairs of plumbing systems.
    • Run drain stakes to open clogged drain lines.
    • Plunge toilets, remove and replace toilets as needed.
    • Repair, remove and replace faucets.
    • Remove and replace sinks.
    • Repair, remove and replace water heaters.
    • Repair, remove and replace water lines.
    • Repair, remove and replace drain lines.
  • Performs preventative maintenance and general repair of doors, windows and screens.
    • Repair, replace and remove windows.
    • Repair, replace and remove screens.
    • Repair, replace and remove doors and hardware.
  • Takes part in the process of snow removal and appliance replacement.
    • Replaces all appliances and maintains accurate records as needed.
    • Takes part in the snow and ice removal.
    • Help load salt on trucks.
    • Helps maintain snow removal equipment.
  • Will operate all equipment necessary to mow, trim, prune, plant and spray grass, trees and shrubbery.
    • Operates all mowing equipment following Carlyle House procedures.
    • Trims yards and obstacles properly following Carlyle House procedures.
    • Properly applies pesticides, fertilizers and weed killers in lawn and garden areas.
    • Properly plants trees and bushes when necessary.
    • Properly prunes trees and bushes when necessary.
    • Properly mulches and edges garden and flower beds.
    • Pull weeds and dispose of yard waste properly.
    • Operate utility vehicles properly.

  • Will maintain all roads, walks and outdoor lighting in a safe working condition, free of hazards.
    • Repair roads when needed.
    • Repair sidewalks using caulk, etc.
    • Plow snow in winter and spread and load salt.
    • Shovel sidewalks, properly use ice products.
    • Changes bulbs and ballasts in outdoor light poles as needed.
    • Operate tractors properly.
    • Operate rotary broom and blower.
  • Will perform routine maintenance and repairs on all equipment and vehicles, along with appropriate documentation.
    • Perform daily, weekly and monthly maintenance on equipment.
    • Perform minor repairs on mowers, trimmer, blowers and chain saws.
    • Perform minor repair on vehicles, tune ups, oil changes, etc.
    • Maintain documentation of maintenance and repair.
    • Properly clean and return tools after use.
    • Perform minor repair on tractors and utility vehicles.
  • Will perform a variety of tasks assigned by work orders that relate to the grounds, landscape and general maintenance.
    • Make every attempt to complete work orders in allotted time frame and return signed and dated upon completion.
    • Responsible for trash and litter clean up.
    • Clean gutters as needed.
    • Install drains and ditches as needed.
    • Change out storm windows and screens.
    • Apprehend rodents, varmints and pests as needed.
    • Grind stumps and chip brush.
  • Will take part in a variety of inside maintenance tasks and projects.
    • Assist in testing nurse call, fire alarm, and other safety equipment.
    • Assist in changing filters in HVAC equipment.
    • Assist in appliance replacement project.
    • Responsible for appliance maintenance and cleaning.
    • Assist in various construction projects as needed.
    • Assist with various maintenance work orders.

In addition to the essential job specific duties listed above, the General Maintenance shall be required to perform all duties (essential and non-essential) in a manner consistent with the mission statement and core value of The Carlyle House and will be evaluated on such basis. Furthermore, every employee must abide by all campus, departmental and safety policies, rules and regulations.
