Relevant Work Experience: Minimum 2-Years Commercial Property Management Experience

Portfolio:
  • Responsible for the operational and financial oversight of a ~250,000-square-foot commercial portfolio in Davis County comprised of Class A office and retail assets, with an onsite management office providing full-service property management and tenant support.

Basic Function:
  • Work with Senior Property Manager to oversee all onsite building functions while maintaining the integrity of the physical asset and maximizing returns in accordance with the company’s mission, vision, and objectives, based on a long-term hold strategy, and providing excellent customer service within the scope of the lease contract while maintaining the tenant/landlord relationship.

Activities:
  • Oversee with Common Area Maintenance (CAM) management
o Includes frequent site inspections, contractor meetings, lender inspections, fulfilling capital repair plans, identifying repair and maintenance needs, and recommending physical, non-routine repairs that could improve the operating costs of the centers
  • Building Systems Management
o Oversee HVAC Controls to ensure critical systems are fully operational
o Maintain current as-built plans of buildings as changes are made

o Coordinate annual preventative maintenance contracts on all core building systems
  • Tenant Management
o Maintain a positive relationship with tenants including face-to-face interactions
o Coordinate secure area escorting with contractors and onsite tenant security
o Manage landlord and contractor access and badging
o Oversee tenant improvement projects within the core and shell of the building

  • Document preparation and financial reporting
o Thoroughly review, interpret, and analyze leases and other documents
o Thoroughly review, understand, build, and analyze budgets and CAM Reconciliations using various software programs and Excel models
o Monitor collections reports, quarterly reporting, and assist with CAM audits

  • Vendor service contractors
o Assist with meetings, document preparation, bids, and work oversight
  • Assist with building inspections
o Including but not limited to lender inspections, insurance inspections, and owner inspections

Requirements:
  • Time management with the ability to work on multiples projects at once
  • Organizational and prioritization skills
  • Microsoft Applications (Required): Word, Excel, Outlook
  • Proactive and approachable
  • Ability to work with and adapt to multiple online software platforms
  • Strong understanding of building HVAC and mechanical systems
