Facilities Maintenance Director

Sun City Summerlin Community Association is seeking a Director of Facility Maintenance to oversee the management, maintenance, and repair of all community buildings, facilities, and mechanical systems. This leadership role is responsible for preventive maintenance planning, safety and OSHA compliance, budget preparation, vendor coordination, and supervising facility operations to ensure a safe, well-maintained environment for residents and guests. The ideal candidate will bring strong building maintenance expertise, team leadership skills, and experience managing multiple facility systems and projects.

Description of Duties:

  • Responsible for the management and maintenance of all buildings/facilities in the community.
  • Maintains and prepares reports on all areas dealing with the operation of maintaining the facilities.
  • Maintains all mechanical systems to include; A/C, ventilation, electrical and pump stations,
  • Maintains and makes repairs to all building interiors and exteriors.
  • Maintains and insures that chemical and filtration systems for swimming pools and spas are kept in accordance with Health and State requirements.
  • Prepares documentation outlining repair/replacement action and historical data for all facilities.
  • Responsible for all purchasing for maintenance.
  • Responsible for providing interior and exterior custodial care to all Community facilities, buildings and related common areas including parking lots and grounds.
  • Provide minor renovation work as required from time to time.
  • Establish preventive maintenance schedules for all assigned equipment and tools.
  • Maintains outside professional assistance as required.
  • Prepares and maintains documentation on all work performed or planned allowing a clear audit trail and a dedicated follow-up repair system.
  • Responsible for insuring that all OSHA, state and city safety requirements are met within the community.
  • Insures that all room set-ups are done on time and coordinated with other departments as required for special events.
  • Responsible for annual budget preparation and presentation for Facilities.
  • Additional duties relevant to this position as assigned.

Machines and Equipment Used by Facility employees:

  • Vehicle / Golf Cart
  • Small hand tools and related equipment
  • Fork lift and Scissor lift
  • Drills, saws, sanders, grinders and other electrical tools
  • Electrical gauges and testers
  • Power pressure washer

Essential knowledge, skills and abilities required by the position:

  • Apply safe work practices, follow all safety and OSHA procedures
  • Knowledge and use of related safety devices and personal protective equipment
  • Working knowledge of methods, tools and material used in building maintenance
  • Ability to manage and direct employees. Interpersonal skills to work with others
  • Ability to read and interpret building drawings and schematics
  • Ability to safely operate machinery, motorized equipment and vehicles
  • Organization, prioritization and problem solving skills
  • Use of Outlook, Excel and Word
  • Good judgment and decision making skills
  • Ability to follow written and oral instruction
  • Bilingual (English and Spanish) is a plus

Minimum Requirements:

  • Five years related experience
  • CPO, HVAC, Electrical, Welding-Any License/Certifications preferred
  • Valid driver license to operate company vehicles

Physical Demands and Work Environment:

Physical demands: Walking, sitting, standing, bending, kneeling or squatting for prolonged periods. Pushing, pulling, reaching and lifting up to 50 plus pounds. Must be able to safely climb up and down a ladder repeatedly. Sufficient strength and stamina to ensure a productive work environment in a building maintenance setting.

Work Environment: Risks and discomforts typical of an outdoor / indoor facility environment including exposure to hot and cold temperatures. Exposure to moderate to high noise levels. Requires performing job functions complying with all SCSCAI policies and applying all safety policies and procedures.

Pay: $85,280.00 - $91,520.00 per year
