As a Facilities Supervisor, you will help maintain a pristine campus aesthetic and smooth-running operational facilities that optimize memorable and educational guest experiences as a leader in the Facilities Division. Paramount to your role is energizing 1440's Culture Principles and doing your part to help ensure fulfillment of the organization's mission and vision. In addition to the assigned duties below, you will ensure delivery of quality facilities, operating equipment, guest amenities and service moments emphasized by meaningful interaction with all members of the facilities team while modeling the desired behavior expected of your team members. Through actively support and respect of the direction established by senior leadership, you will be accountable to performance of your job responsibilities and ensure adherence to established standards and protocol throughout campus. As a 1440 leader, you must display authentic leadership skills, personally invest in the growth and development of the facilities team, and proactively contribute to the success of your department and division's quantitative and qualitative business goals and fiduciary responsibilities.

BASIC QUALIFICATIONS & RESPONSIBILITIES

  • Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
  • Anticipate guests' needs, respond promptly and acknowledge all guests, however busy and whatever time of day.
  • Always maintain positive guest relations.
  • Resolve guest complaints, ensuring guest satisfaction.
  • Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
  • Receive daily work assignments from Chief of Engineering or Director of facilities and review priorities and special projects.
  • Organize materials, tools and equipment to perform daily assignments.
  • Maintain timelines and work schedule in accordance with the preventive maintenance program.
  • Check work orders and night report for any problems. Make rounds checking these problem areas and note any information needed or safety concerns in the resort.
  • Schedule work in accordance with preventive maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office.
  • Perform electrical work orders:
    • Replace light switches
    • Reset circuit breakers
    • Replace wall plug receptacles
    • Replace fluorescent light ballast
    • Replace electrical solenoid valve
    • Replace small motors
    • Use test equipment: ohmmeter, voltage tester, amp probe
  • Perform plumbing work orders:
    • Unplug sinks, toilets, garbage disposals and drain lines
    • Repair or replace valves, gate, globe, ball, solenoid valves
    • Replace washer, gaskets, vacuum breakers, toilet seals
    • Work with different types of pipes including conduit, copper, black, cast iron and pipe hangers.
  • Perform Preventive Maintenance work orders.
    • Monitor and maintain all laundry and dry-cleaning equipment
    • Monitor and maintain all kitchen equipment
    • Maintain guestrooms using Rooms Preventive Maintenance Program Punch List
    • Change air-conditioning filters periodically based on 1440 standards
    • Check HVAC equipment: change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary
    • Change or repair locks as needed
    • Cut and mark keys for guestroom key inventory
    • Check and test-run emergency generator weekly
  • Perform general maintenance to guestrooms and public areas.
  • Assist electrician, carpenter, plumber and painter in all phases of repair work
  • Assist other engineering personnel as instructed by Manager in regard to routine and preventive maintenance
  • Maintain cleanliness and organization of the work area to include:
    • Inventories
    • Requisition (receipt and storage)
    • Trash removal and clean up
  • Maintain the proper use, cleaning, maintenance, and storage of all tools.
  • Handle chemicals for designated uses/surfaces.
  • Ensure security of any assigned keys.

Essential:

  • Minimum 5 years experience in commercial electricity, HVAC, and refrigeration
  • Refrigerant Universal Certification
  • Working knowledge of all electrical supplies and equipment.
  • Knowledge of proper chemical handling and disposal.
  • Working knowledge of: health codes, electrical codes, national/local fire codes, local mechanical codes, blueprints and wiring schematics, power and hand tools, meters, etc. as it relates to the technical trades
  • Fluency in job related English, both verbal and non-verbal.
  • Provide legible communication and directions.
  • Compute mathematical calculations (add, subtract, multiply and divide numbers).
  • Ability to:
  • Interpret manufacturer's literature for installation, preparations, use and upkeep of various materials and products used throughout the property
  • Be well organized and follow instructions
  • Focus attention on details
  • Operate high reach lifts
  • Prioritize tasks and comply with deadlines for work assignments
  • Be a clear thinker and perform well under pressure work assignments
  • Work and perform job functions with minimal supervision
  • Work cohesively with co-workers as part of a team
  • Assist with any special projects assigned
  • Assist with room's maintenance which includes replacement of switches, outlets, light bulbs, rewiring of lamps and appliances, caulking bathtubs, shower head replacement.
  • Assume the responsibilities of the Director of Facilities which includes carrying the EOD phone, conducting rounds, and checking building equipment.
  • Attend designated department and staff meetings.
  • Recommend energy saving ideas.
  • Recommend safety ideas; participates in fire prevention and other life safety programs.
  • Wipe down walls, clean and paint as needed.
  • Repair furniture.
  • Build storage bins, shelves, etc.

Health & Safety

  • Be aware of and comply with safe working Health and Safety practices as applicable around campus - this will include your awareness of any hazards specific to our department and workplace.
  • The wearing of appropriate protective clothing provided by or recommended by the Company will be obligatory.
  • Report any defects in the building, or equipment according to campus procedure.
  • Ensure that any accidents to associates, guests or visitors are reported immediately in accordance with correct procedures.
  • Attend six monthly Statutory Fire, Health & Safety training and be fully conversant with and abide by all rules concerning Fire, Health & Safety.
  • Be fully conversant with:
    • OSHA Regulations
    • Risk Assessments for your department
    • Hotel Fire & Bomb Procedures
