Job Description – Facility Management Supervisor (HVAC & MEP)

• Supervise daily operations, maintenance, and repair activities related to HVAC and MEP systems.
• Lead and monitor a team of technicians, assigning tasks and ensuring adherence to maintenance schedules.
• Conduct routine inspections of HVAC, electrical, plumbing, and mechanical systems to ensure optimal performance.
• Review and diagnose system malfunctions and coordinate corrective actions to minimize downtime.
• Ensure preventive maintenance (PPM) is executed as per OEM recommendations and facility standards.
• Maintain detailed maintenance logs, reports, checklist records, and equipment performance documentation.
• Oversee outsourced vendors and service contractors, ensuring compliance with contractual obligations and safety standards.
• Verify material requests, spare parts inventories, and ensure timely procurement of required MEP/HVAC supplies.
• Support energy management initiatives by monitoring consumption and recommending efficiency improvements.
• Ensure compliance with local regulations, codes, and safety standards related to MEP and HVAC systems.
• Coordinate with Technician and other departments for seamless execution of maintenance tasks.
• Analyze recurring issues and recommend long-term engineering solutions or system upgrades.
• Provide technical guidance and hands-on support to technicians during Service maintenance activities.
• Conduct toolbox talks, safety meetings, and training sessions for the technical workforce.
• Ensure proper implementation of health, safety, and environmental (HSE) practices during all work activities.
• Assist in budgeting for maintenance operations and monitor maintenance-related expenditures.
• Participate in emergency response actions, including troubleshooting power, plumbing, or HVAC failures.
• Prepare incident reports, root-cause analysis, and recommend corrective and preventive actions (CAPA).
• Liaise with suppliers, consultants, auditors, and clients regarding technical issues and compliance inspections.
• Support project works such as retrofitting, refurbishment, fit-out inspections, and system commissioning activities.
• Prepare Schedules for Technicians as per client requirement.
• Check Vehicles conditions on daily basis.

Candidates Requirements:

• Diploma or Bachelor's degree in Mechanical Engineering, Electrical Engineering, or related technical field.
• Minimum 4 years of experience in technical service with strong exposure to HVAC and MEP systems.
• In-depth knowledge of preventive and corrective maintenance procedures for mechanical, electrical, and plumbing systems.
• Hands-on experience supervising technicians and managing daily operations.
• Strong managing skills for HVAC chillers, AHUs, FCUs, pumps, electrical panels, and plumbing networks.
• Ability to read and interpret technical drawings, schematics, and equipment manuals.
• Excellent communication, leadership, and coordination skills with contractors and internal teams.
• Certifications such as HVAC Technician, Electrical License, or FM-related credentials (preferred but not mandatory).
• UAE Driving License preferred.

Pay: AED4,000.00 - AED5,000.00 per month
