POSITION SUMMARY:
In keeping with the exceptionally high standards established by Willowsford, the primary responsibility of the Facilities Technician is to perform maintenance and upkeep for the Willowsford Homeowners Association common property and all Association amenities.

GENERAL DUTIES:
  • While this position generally works during normal business hours, the Facilities Technician is considered essential personnel for inclement weather, and maintenance emergencies and may be required to come in outside of normal business hours, including holidays.
  • This position is also required to work evening and weekend hours as needed in support of lifestyle programming.
  • Exhibit understanding of the Willowsford Vision through daily tasks.
  • Maintain all HOA facilities and property in accordance with Willowsford Standards.
  • Effectively and professionally communicate with staff, contractors, and as needed, with residents.
  • Shall be capable and willing to perform the following operational functions: Clean up after lavatory or other maintenance/system backups. Event, Program, Meeting and Rental Set-up (move and set-up chair, tables, trash receptacles, operate AV equipment, remove event trash, etc.), and general Maintenance Duties (repair plumbing, electrical units, concrete, masonry, roofing, fencing, doors, windows, and other property and equipment).
  • Other duties, as assigned.

SPECIFIC AREA DUTIES:
  • Facilities and Ground Maintenance:
    • Assist in maintaining Association-owned properties including, but not limited to: pet waste stations, parks, common grounds and easements, streets, signage, perimeter wall, the Lodge, Willow Lake and other ponds, the fitness center, pool facilities, trails, and other facilities as they become part of the Association.
    • Ensures all grounds and facilities are well-kept and consistently provide a clean, safe, and welcoming environment for residents.
    • Inspects facility/properties in accordance with annual matrix and ensure all systems/features receive proper preventive and restorative maintenance.
  • Contracts and Contractors:
    • Work with contractors to ensure proper maintenance of the facilities, amenities, and grounds.
  • Administration for Facilities/Operation Management:
    • Follows annual matrix schedule and maintain records of completed service.
    • Operates within OSHA (Occupational Safety and health Act) standards and company safety policies.
    • Maintains updated facility records including warranty information, furniture, fixture, and equipment lists for health department inquiries, personal property tax and reserve study purposes, building/landscaping plans, etc.
    • In conjunction with Operations Manager, develops inventory controls and performs bi-annual/annual inventory reviews.
  • Support Lifestyle Department:
    • Coordinates efforts with the Lifestyle Department to fulfill rental and event service requirements, including set-up/breakdown and testing all necessary equipment to ensure proper function.

Budget/Finance:
  • Provides input in the development of the operating and reserve budgets.

Work Orders:
  • Completes work orders in a timely manner using contractors, as appropriate.
  • Provide to appropriate team member- equipment, parts, and supply orders maintaining adequate stock of frequently-used items.
  • Provides initial response to calls for service from staff, assesses maintenance needs, and takes corrective action as needed.
  • Provide updates to staff that can be communicated to residents (when applicable) and see work orders through to resolution.

DESIRED KNOWLEDGE, SKILLS AND ABILITIES:
  • Ability to communicate effectively both orally and in writing.
  • Ability to establish and maintain good working relationships with staff, contractors, volunteers, and as needed, with residents.
  • Good working knowledge of operating policies and procedures and the ability to communicate these effectively to staff, contractors, and as needed, to residents.
  • Working knowledge of MS Office, Outlook, Word, and Excel.
  • Proficiency in Internet use and research.
  • Extensive knowledge of building and grounds maintenance.
  • Excellent planning and organizational skills.
  • Time management, telephone and interpersonal skills.
  • Contributes to an atmosphere of teamwork and camaraderie with staff.
  • Ability to carry out duties independently and/or with direction and collaboration.

DESIRED PERSONAL ATTRIBUTES:
  • Flexible schedule- must be able to respond to service calls and inclement weather after hours if needed and work select weekends and special events.
  • Organized, self-starter.
  • Resourceful and able to work independently.

EDUCATION AND EXPERIENCE:
  • Maintenance, operations or similar experience preferred.
  • Basic construction, plumbing and electrical experience.

ABILITIES REQUIRED:
  • Normal dexterity of hands and fingers.
  • Regular, skilled use of personal computers and other office machines.
  • Repetitively lift and carry up to 50 lbs. and to perform other physical labor.
  • Ability to work outdoors in various weather conditions.
  • Normal eye-hand-foot coordination.
  • Normal physical mobility, which includes movement from place to place.
  • Normal verbal, written and non-verbal communication.
  • Normal ability to see, distinguish color and hear.

OTHER REQUIREMENTS:
  • Safe driving record.
