Key Responsibilities & Accountabilities Mechanical Systems Operation & Maintenance
- Oversee the operation and maintenance of all mechanical systems including HVAC systems, pumps, motors, AHUs, FCUs, ventilation systems, plumbing networks, and water systems.
- Develop, implement, and review preventive and predictive maintenance plans for mechanical assets to ensure maximum uptime and reliability.
- Troubleshoot and rectify mechanical faults, equipment failures, and system inefficiencies.
- Monitor system performance and recommend improvements for energy efficiency and equipment optimization.
Facility & Technical Management
- Ensure overall technical performance of the site, covering MEP systems with a primary focus on mechanical operations.
- Prepare and manage maintenance schedules for all mechanical and related assets under your control.
- Conduct monthly inspections and audits of all mechanical systems to ensure compliance with standards and contractual requirements.
- Review and understand mechanical equipment manuals, subcontractor scopes, safety guidelines, and technical documentation.
Team Supervision & Staff Management
- Supervise and guide mechanical technicians and MEP support staff to ensure safe, high-quality workmanship.
- Ensure completion of all staff-related documentation, duty rosters, and compliance requirements.
- Allocate overtime when necessary (with managerial approval) to meet operational needs.
- Maintain professional standards, hygiene, and safety awareness within the team.
Material, Tools & Vendor Coordination
- Manage inventory of mechanical materials, tools, equipment, and consumables; monitor and replenish stock as required.
- Coordinate with Specialist Service Providers and oversee Annual Maintenance Contracts (AMCs) related to mechanical systems.
- Monitor performance of vendors and ensure service quality meets contractual KPIs/SLA requirements.
Health, Safety & Compliance
- Ensure compliance with mechanical safety standards and UAE regulatory requirements.
- Maintain all required H&S documentation, including SOPs, Risk Assessments, Method Statements, and Permit-to-Work controls.
- Ensure proper use, handling, and storage of equipment, chemicals, and materials as per manufacturer guidelines.
Client Coordination & Reporting
- Maintain daily coordination with the client to ensure smooth service delivery and compliance with KPIs and SLAs.
- Prepare technical reports, maintenance updates, audit findings, and performance summaries as required.
- Support cost control initiatives and ensure mechanical operations remain within budgeted limits.
- Drive continuous improvement and innovative solutions to enhance mechanical performance and service quality.
4. Experience & QualificationExperience
- Minimum 4 years of experience as a Facility Engineer / Mechanical Engineer / MEP Engineer within Facilities Management or the construction industry.
- Strong hands-on knowledge of mechanical systems, HVAC operations, plumbing networks, and mechanical troubleshooting.
- UAE experience preferred (advantage).
Qualifications
- Bachelor’s Degree in Mechanical Engineering (mandatory).
- Additional certifications in HVAC, Facilities Management, or HSE (e.g., IOSH, NEBOSH) are an advantage.
