About the Company

We are a newly established Facility Management and Technical Services company in the UAE, seeking a highly experienced, entrepreneurial, and hands-on Facility Management Manager to build and lead operations from the ground up.

This role is ideal for someone who thrives in a startup environment and can establish systems, build teams, manage operations, control costs, and contribute to business growth.

Key Responsibilities

1️⃣ Operational Setup & Structuring

• Establish operational workflows and service delivery processes
• Develop SOPs for preventive and corrective maintenance
• Implement reporting systems and performance tracking
• Support CAFM or job-tracking system implementation

2️⃣ End-to-End Operations Management

• Manage daily maintenance activities across residential, villas, retail, and commercial units
• Oversee hard & soft services including:
• Electrical
• Plumbing
• HVAC
• Civil works
• Painting & finishing
• Carpentry
• Waterproofing
• Ensure service quality and timely completion

3️⃣ Team Building & Supervision

• Recruit and supervise technicians and supervisors
• Plan manpower allocation and daily job assignments
• Monitor productivity and efficiency
• Conduct technical training and performance monitoring

4️⃣ Estimation & Commercial Management

• Conduct site inspections
• Prepare scope of work and BOQs
• Estimate project costs and approve materials
• Ensure profitability alignment

5️⃣ Client & AMC Management

• Support acquisition of Annual Maintenance Contracts (AMCs)
• Manage client relationships and service escalations
• Ensure high retention and satisfaction levels

6️⃣ Vendor & Procurement Management

• Develop strong supplier and subcontractor networks
• Negotiate pricing and manage procurement
• Control material usage and wastage

7️⃣ Financial & Performance Oversight

• Monitor operational expenses
• Ensure budget adherence
• Track margins and revenue performance
• Contribute to monthly operational reports

8️⃣ Compliance & Safety

• Ensure adherence to UAE regulations
• Implement HSE standards
• Maintain proper documentation and approvals

Ideal Candidate Profile

• Minimum 10 years of UAE experience in Facility Management or Technical Services
• Strong hands-on knowledge of MEP and Civil maintenance
• Experience handling AMCs and service contracts
• Strong commercial and cost control capabilities
• Experience in startup or growing FM companies preferred
• Entrepreneurial mindset with strong problem-solving skills

Mandatory Requirements

• Valid UAE Driving License
• Strong UAE supplier & subcontractor network
• Immediate or short notice availability preferred
