Fascilities Maintenance Supervisor

Position Summary

The Facility Maintenance Supervisor is responsible for maintaining the Association’s common areas to ensure a safe, clean, and well-maintained condominium community in Oakland. This position oversees vendors, preventative maintenance, repairs, equipment, and building systems. The position reports to the Onsite Association Manager and requires rotating on-call availability for emergencies.

Qualifications

• Strong organizational, communication, and problem-solving skills
• Supervisory and vendor management experience
• Mechanical knowledge of plumbing, boilers, generators, elevators, fire alarm systems, and garage exhaust systems
• Proficient in Microsoft Word and Excel
• Ability to maintain records and confidential information
• Physically able to climb stairs/ladders and lift up to 40 pounds
• HOA or property management experience preferred

Essential Duties

• Inspect and maintain common areas including garages, hallways, landscape, streets, pool/spa, exercise rooms, trash areas, and lighting
• Coordinate scheduled and emergency maintenance repairs
• Oversee and monitor vendors and contractors
• Maintain maintenance supplies and equipment inventory
• Ensure permits, inspections, and safety requirements are current
• Assist with contractor bids, proposals, and project oversight
• Attend Board meetings and communicate maintenance updates to residents
• Manage building and gate access codes
• Conduct annual reserve study inspections and provide recommendations

Vendor Oversight

Coordinate and supervise contractors and service providers including:

• Landscaping
• Custodial
• Pool/spa
• Elevator
• Pest control
• Fire alarm/sprinkler
• Plumbing and electrical services

Compensation & Schedule

• Salaried, non-exempt position
• Rotating on-call availability required for emergencies
• Some evening meetings may be required

Pay: $115,000.00 - $140,000.00 per year
