JOB SUMMARY AND PURPOSE OF THE JOB:

The Field Operations Manager helps maintain the grounds, facilities, and amenities of our clients. He or she ensures that all mechanical systems and equipment are functional and properly maintained in a clean and aesthetically appealing condition. If the client is a Community Development District, he or she will adhere to the assigned practices of that client.

The Field Operations Manager also provides exemplary service in a manner consistent with the values and mission of RMS. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of RMS service practices as it relates to this function. This includes working interdepartmentally, as well as, with our external customers.

PRIMARY RESPONSIBILITIES AND DUTIES include but are not limited to the following:

¨ Overall Operations and maintenance of the facilities assigned

¨ On-site weekly/monthly meetings with contractors:

o Landscape Maintenance

o Lake Maintenance

o Security

o Facility Staff

¨ Weekly/Monthly landscape, streetlight, lake inspections

¨ Coordination and oversight of additional facility repairs and projects

¨ Weekly review, approval and coding of maintenance contractor invoices

¨ Review, approval and adjustment to maintenance line items during annual budget process

¨ Work directly with on-site Amenity Manager(s) and staff on any facility concerns

¨ Supervise and assist maintenance and janitorial personnel

¨ Attend monthly Board of Supervisors meetings

¨ Prepare monthly Field Operations Report

¨ Respond to phone calls, emails, etc. from residents, board members developers in a timely and professional manner

¨ Maintains working relationships with community staff.

¨ Painting or touch up of all common areas as needed.

¨ Properly performs casual labor, such as lifting/moving heavy items

¨ Makes or supervises general carpentry, electrical, plumbing, mechanical, minor community/building repairs, and other outdoor equipment repairs as long as a permit is not required to complete the job.

¨ Assist with hurricane preparation of property.

¨ Maintain any applicable recreational amenities (i.e., tennis courts, basketball court, bocce court).

¨ Ensures all safety precautions and procedures are followed while performing duties in compliance with OSHA guidelines and requirements.

¨ Follow the assigned district policies, including safety policies, and comply with all local, State, and Federal regulations at all times

WORK ENVIRONMENT:

Work will be divided between indoor and outdoor work. The proportion of indoor to outdoor work will fluctuate. May be exposed to weather conditions such as heat, cold or rain while working outdoors.

PHYSICAL DEMANDS:

Ability to lift 50 lbs. following appropriate safety procedures: Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain). Walk and climb stairs. Handle, grasp, feel objects and equipment. Reach with hands and arms. Communicate, receive, and exchange ideas and information by means in both spoken and written forms. Ability to navigate property/buildings quickly and easily as required to meet the job functions. Repeat various motions with wrists, hands, and fingers. Ability to detect auditory and/or visual emergency alarms. Ability to work extended/flexible hours and weekends based on project requirement. Driving when necessary (may be required to possess a valid Florida Driver’s License.) Ability to climb ladders and work at heights above ground level (maximum 12-16 ft.).

TRAVEL AND AVAILABILITY REQUIREMENTS:

· May be required to travel for training sessions off-site on an ad-hoc basis.

· Ability to work extended hours and weekends based on project requirement.

· Ability to respond to emergencies and callouts in a timely manner during on-call rotation or as directed by supervisor.

· Maintains a Valid Driver’s License.

EDUCATION AND EXPERIENCE QUALIFICATIONS:

Education/Training/Certifications/Licenses:

· High school diploma or equivalency preferred.

Experience/Knowledge/Skills:

· Minimum of (3) year’s general experience in field operations, property/community maintenance management, facilities, or a closely related role

· Comfortable with basic maintenance tasks and working outdoors in varying weather conditions.

· Professional written and verbal communication skills, including the ability to prepare concise reports and present to boards or committees.

· Proficiency with email, Word, and Excel; ability to learn company timekeeping and reporting systems.

Vehicle Requirements and Company Vehicle Eligibility:

· Candidate must have and maintain a reliable personal vehicle for daily work use for at least the first 6–12 months, including travel between communities and job sites

· Candidate must maintain all required insurance coverage on their personal vehicle as required by the State of Florida and by company policy.

· This Field Operations Manager role is eligible, at the sole discretion of RMS, for assignment of a company vehicle based on business need and workload, generally after successful completion of the 90‑day introductory period and approximately 6–12 months of demonstrated performance in the position.

· Even if a company vehicle is issued in the future, the employee must still maintain a reliable personal vehicle for use whenever a company vehicle is not available (such as during service or repairs).

RESTRICTIVE COVENANTS:
