An upcoming shopping mall is looking to hire an Finance Manager for their company. The Finance Manager is responsible for overseeing day-to-day financial management, accounting operations, reporting, and cash flow for a group of malls. The role ensures financial accuracy, timely reporting, regulatory compliance, and operational support to mall management and leasing teams. While the role includes some strategic input, it is primarily hands-on and operational, ensuring smooth financial functioning across multiple mall locations.

Responsibilities

1. Financial Operations & Accounting

  • Manage daily accounting activities including AP, AR, GL, fixed assets, and bank reconciliations.
  • Ensure timely month-end and year-end closing and prepare consolidated financial reports.
  • Maintain accurate lease-related accounting including rental schedules, service charges, and escalations.
  • Standardize accounting processes and ensure consistency across all malls.
  • Review mall-level accounts and ensure accuracy and compliance with internal policies.

2. Budgeting, Forecasting & Reporting

  • Lead the preparation of annual budgets for each mall and consolidate into a group-level budget.
  • Track budget vs. actuals, highlight variances, and recommend corrective actions.
  • Support leasing and mall operations with financial analysis for decision-making.
  • Prepare monthly management reports covering financial performance, cash flow, and key indicators.

3. Revenue & Receivables Management

  • Oversee rental billing, service charge allocation, and utilities recovery.
  • Ensure correct revenue recognition as per lease agreements.
  • Monitor arrears, collections, and overdue accounts, and coordinate with Leasing to resolve issues.
  • Monitor daily and weekly cash flow for each mall.
  • Ensure adequate funds for operational, vendor, and loan-related payments.
  • Manage receivables, payables, vendor settlements, and working capital.

4. Funding, Loans & Finance Costs

  • Maintain loan documents, repayment schedules, and covenant reporting.
  • Monitor interest expenses and provide cost-of-finance updates to management.
  • Support the CEO with basic analysis related to refinancing or funding needs.

5. Compliance, Audit & Internal Controls

  • Ensure compliance with IFRS, Oman VAT, tax rules, and regulatory requirements.
  • Coordinate internal and external audits and close audit queries.

Qualifications & Experience

  • Bachelor’s degree in Accounting, Finance, or Commerce
  • (CA/ACCA/CPA/CMA preferred.
  • 7–10 years of experience in finance/accounting; experience with malls or multi-site operations preferred.
  • Strong knowledge of IFRS, VAT, treasury operations, and lease accounting.
  • Experience using ERP systems (Oracle, SAP, Dynamics, or similar).
