Job Purpose:
The Financial Analyst will lead financial analysis and modeling activities specifically for
real estate development and investment projects
, providing critical insights to support investment decisions, project structuring, and portfolio performance.
Key Responsibilities:

Develop and maintain advanced financial models for
real estate development, mixed-use, and investment projects
.

Conduct detailed
real estate feasibility studies
, including cost analysis, revenue projections, and market assumptions.

Prepare and analyze
project-level cash flow forecasts
aligned with development timelines and sales/leasing strategies.

Evaluate investment opportunities using key metrics such as
IRR, ROI, NPV, and Return on Cost
.

Perform
sensitivity and scenario analysis
to assess market risks (pricing, absorption rates, cost fluctuations).

Support structuring of
real estate partnerships and joint ventures
, including
Waterfall Models
.

Contribute to the preparation of
investment memorandums and presentations
for investors, lenders, and stakeholders.

Assess and recommend optimal
real estate financing structures
(e.g., project finance, off-plan sales, equity structures).

Work closely with development, investment, and asset management teams to ensure alignment on financial assumptions and project performance.
Qualifications & Experience:

Bachelor’s degree in Finance, Accounting, Economics, or a related field.

3–5 years of hands-on experience in real estate financial analysis
, real estate development, or real estate investment firms.

Mandatory experience in building financial models for real estate projects
(residential, commercial, or mixed-use).

Strong experience in
Feasibility Studies and DCF Models within a real estate context
.

Advanced proficiency in
Microsoft Excel
, with a focus on real estate financial modeling.

Solid understanding of
real estate development cycles, cost structures, and revenue drivers
(sales, leasing, yield assumptions).
