FRACTIONAL DIGITAL MARKETING OFFICER (FMO)
Investment Sales – Commercial Brokerage
Position Type: Fractional / Contract (with option for full-time)
Location: Dallas–Fort Worth (Hybrid or Remote + Periodic Onsite)
Reports To: Managing Partner / Head of Investment Sales
Role Overview
The Fractional Marketing Officer (FMO) is a senior marketing executive responsible for
building, managing, and scaling the marketing engine of a high-performance investment-
sales commercial brokerage. This role drives brand strategy, lead generation, deal
marketing, investor communications, and agent enablement to increase listings, pipeline
velocity, and brokerage revenue.
The FMO supports the full lifecycle of investment-sales assignments—from prospecting to
listing launch to contract to close—while elevating the brokerage’s market authority and
digital footprint.
Key Responsibilities
1. repositioning firm from an outbound sales strategy to an inbound sales strategy.
2. Automate and build AI into lead scoring through enriched market and client
intelligence revamping/refining or implementing a new CRM platform.
Oversee listing launch workflows and syndication (Crexi, LoopNet/Costar, internal investor
lists).
Ensure materials reflect accurate underwriting data, compelling visuals, and investment
rationale.
3. Lead Generation & Pipeline Growth
Build and execute digital lead-gen campaigns targeting property owners and investors.
Implement nurture sequences, remarketing campaigns, and database growth strategies.
Establish lead scoring systems to prioritize high-value prospects.
Manage PPC, SEO, email automation, and top-of-funnel pipeline acceleration.
4. Marketing Operations & Technology
Oversee CRM and marketing automation systems (HubSpot, Salesforce, Podio, Zoho,
SharpLaunch, Mailchimp, Zapier, AI agents).

Required Qualifications
7–15+ years of experience in marketing, preferably in commercial real estate, investment
banking, private equity, or other B2B professional services.
Deep understanding of CRE investment-sales workflows and deal lifecycles.
Expertise in digital marketing, CRM systems, automation workflows, and data-driven
campaign management.
Strong writing, content strategy, and investment storytelling skills.
Ability to independently manage projects, prioritize deliverables, and operate in a fast-
paced brokerage environment.
Preferred Qualifications
Experience marketing multifamily, retail NNN, office, land, or value-add assets.
Familiarity with Crexi, Costar/LoopNet, Reonomy, Yardi, ResMan, and SharpLaunch.
Prior fractional leadership or high-growth brokerage experience.
Strong design sensibility for investment-grade marketing collateral.
Engagement Structure (Fractional)
10–30 hours per week depending on listing load and strategic priorities.
Monthly retainer with optional performance-based bonuses tied to:

Full-Time Compensation Range (DFW Market)
For a full-time equivalent Chief Marketing Officer / Director-level hybrid in an investment-
sales brokerage environment, the typical Dallas–Fort Worth compensation range is:
Base Salary (DFW):
$135,000 – $185,000 annually
(Depending on seniority, CRE experience, and leadership scope)
Bonus Structure:Additional 15% – 40% of base tied to performance metrics:

Closed-deal volume
Firm revenue growth
Total Comp Potential:
$160,000 – $250,000+ annually, depending on performance structure.
