Freelance Construction Manager-(Ultra-Luxury Villa)

Contract Duration: 2–3 Months (Freelance / Project-Based)

We are seeking a highly experienced Freelance Construction Manager / Project Engineer to oversee the execution of ultra-luxury residential villa projects. The role requires hands-on expertise in managing the full construction lifecycle, ensuring exceptional quality standards, timely delivery, and coordination among consultants, contractors, and specialized subcontractors.

The ideal candidate must have proven experience working on high-end luxury villas, premium interior finishes, bespoke architectural elements, and managing projects from pre-construction planning through final handover.

Key Responsibilities

Project Planning & Coordination

• Review architectural drawings, engineering plans, and project specifications to ensure constructability and compliance with design intent.
• Develop and manage project schedules, milestones, and resource planning for the construction phase.
• Coordinate with architects, consultants, interior designers, and contractors to ensure seamless project execution.

Construction Management

• Oversee day-to-day site operations and ensure work is executed according to approved drawings and quality standards.
• Supervise subcontractors, specialist contractors, and vendors involved in luxury villa construction.
• Ensure compliance with local regulations, safety standards, and building codes.

Quality Control & Luxury Standards

• Maintain strict quality assurance and quality control procedures to ensure premium finishing standards expected in ultra-luxury residences.
• Inspect critical construction stages including structural works, MEP installations, façade works, landscaping, and interior finishes.
• Manage snagging, defect rectification, and ensure delivery of a flawless finished product.

Budget & Cost Oversight

• Monitor project budgets, material procurement, and contractor costs.
• Review contractor invoices, variation orders, and progress claims.
• Identify cost-saving opportunities without compromising quality.

Stakeholder Communication

• Provide regular progress reports to project owners and senior stakeholders.
• Conduct coordination meetings with consultants, suppliers, and contractors.
• Ensure clear communication across all parties involved in the project.

Project Completion & Handover

• Oversee final inspections, testing, and commissioning of systems.
• Ensure proper documentation including as-built drawings, warranties, and handover reports.
• Manage the final client handover process.

Requirements

• Bachelor’s Degree in Civil Engineering, Construction Management, or related field.
• 8–15+ years of construction experience, with significant exposure to ultra-luxury residential villa projects.
• Proven experience handling end-to-end construction lifecycle, from design coordination to project completion.
• Strong understanding of high-end materials, bespoke finishes, smart home systems, and luxury interior fit-outs.
• Experience managing multiple contractors and high-value subcontract packages.
• Excellent project management, leadership, and problem-solving skills.
• Strong knowledge of UAE construction regulations, permitting, and safety standards.
• Ability to work in a fast-paced project environment with tight deadlines
