Full- Time Roving Maintenance for Single Family Homes

What you will be doing in a nutshell:

PURPOSE:
Responsible for maintaining, cleaning and repaired condition of the property interior and exterior. Provide support. Perform necessary repairs and preventive maintenance as required by the needs of the property.

SERVICE AND SUPERVISION:
Support and comply with company policies and procedures
Perform repairs to turn units in a timely manner
Assist in grounds and custodial work in common areas and vacancies when necessary, including:
Sweeping
Mopping
Vacuuming
Empty trash
Cleaning windows, etc.
Perform:
Electrical repairs
Plumbing work
Replace screens
Garbage disposals
Locks
Appliances
Paint
Carpentry
Comply with all OSHA regulations regarding health, safety or environment
Assist manager and office staff as needed
Assist in apartment follow up inspections
Perform any other duties as requested

ATTITUDE:

  • Be cooperative in helping at another site when needed and be flexible to transfer to another property (if needed)
  • Strong customer service/satisfaction philosophy
  • Maintain a courteous and helpful attitude to residents, potential residents and co-workers
  • Flexible attitude, willing to assist others and team player

NECESSARY OPERATIONS AND FINANCIALS:

  • Order maintenance supplies with the approval of the manager

MARKETING AND SALES:

  • Ensure good customer service
  • Maintain property for good curb appeal

ASSET MANAGEMENT:

  • Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs and sewer clean outs
  • Ensure building lights and timers are working properly
  • Responsible for keeping maintenance shop clean and in order at all times and locked when not in use
  • Continuously inspect the property for safety hazards

RESIDENT RETENTION:

  • Perform work order requests with “same day completion” in mind
  • Maintain a positive relationship with residents

REQUIREMENTS:

  • Detail oriented and multi-tasked
  • Strong communication skills
  • Ability to work independently
  • Must meet all physical requirements and be able to take direction
  • Must have a valid driver’s license and reliable transportation
  • Must have vehicle insurance
  • Drive for company business
  • Must have the knowledge and ability to perform the following duties, but not limited to:

Plumbing repairs; leaking pipes, replace toilets, replace faucets, hot water heaters

repair/replace locks
Smoke alarms
Replace screens
Electrical repair; fixtures, switches, outlets, circuits, appliances, etc.
Carpentry works; fitting doors, replacing doors, freeing windows, fencing, shelving, sheetrock repairs and replacement, repair cabinets
Change a/c filters

Requirements for all positions:

  • Valid Driver's License
  • Reliable transportation
  • Proof of Vehicle Insurance
  • Background checks including criminal, DMV and credit will be run on qualified candidates. We will also verify past employment.

We offer full-time employee benefits including medical insurance, paid time off, holiday pay and a 401(k) retirement plan. We also pay for mileage.:

Pay: $19.00 - $22.00 per hour
