Position: General Maintenance Worker

Description:
Complete work orders for all Synergy Services facilities and grounds including oversight of general repairs, basic carpentry, operate small power tools, fix appliances, plumbing and electrical installations and repairs as assigned by Vice President of Facilities. Provide work supervision and direction to staff personnel and contractors as assigned.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Assist in organizing and coordinating all general repairs on all Synergy Services sites. Utilize MaintainX to track work orders.
- Communicate with agency Vice President’s and managers to determine maintenance needs in assigned programs. Prioritize weekly with Vice President of Facilities and programs to determine schedule of maintenance and priorities.
- Maintain and facilitate all fire drills and safety inspections at all Synergy locations. Serves as a member of the agency Building and Maintenance Committee as required.
- Coordinate with Vice President of Facilities to maintain and service all heating and cooling units and appliances.
- Performs plumbing and electrical installations or repairs as assigned. Handle basic carpentry assignments and operate small power tools as needed.
- For apartments, will restore vacated units to a “move-in” condition, including painting, drywall repair and appliance testing. Manage office furniture and apartment moves, repair office fixtures and maintain exterior areas as assigned.
- Conduct regular inspections of buildings and equipment to identify issues before they worsen.
- Obtains bids for work and manages vendors for the various facilities as assigned, including maintenance, cleaning, snow removal, security, landscaping, etc.
- Responds to facilities emergencies, and is on call as required.
- Works with volunteers and groups who are in assisting with facility work at assigned programs i.e. painting, grounds work, gardening, decorating, etc.
- Assists Vice President of Facilities in the management of physical tools, and appliances inventory.
- Work directly with donors on accepting donations for the agency. Once the donations have been accepted, distributes donations to Agency sites as needed.
- Participation in Performance and Quality Improvement activity is required by each employee.
- Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws of assigned staff and volunteers. Responsibilities include planning, assigning, and directing work of assigned staff and volunteers. Address complaints and resolve problems as required.

EDUCATION and/or EXPERIENCE
Bachelor’s degree from four year college or university preferred but not required; or one to two years related experience and/or training or equivalent combination of education and experience.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS
The employee in this position must have a valid Drivers license.
OTHER SKILLS AND ABILITIES
The employee in this position must have the ability to use computer software, including Windows and Word for Windows.

While performing the duties of this job, the employee is regularly exposed to wet and/or humid conditions and outside weather conditions. The employee is frequently exposed to moving mechanical parts, extreme cold, and extreme heat. The employee is occasionally exposed to high, precarious places; risk of electrical shock; and vibration. The noise level in the work environment is usually loud.
ADDITIONAL REQUIREMENTS
Must be at least 20 years of age, pass a background check and Family Care Safety Registry screening, fingerprint screen, drug screen, physical and have a valid driver’s license and proof of insurance.
