Job Description:
Groundskeeper - Year-Round Duties (McKnight Townhomes)
Role Summary: Responsible for the year-round grounds maintenance at McKnight Townhomes, including daily property checks, comprehensive trash and debris management, seasonal leaf/snow and ice management, and reporting property hazards to management.
Key Responsibilities/Spring/Summer Duties
● Property Inspection: Drive the entire property each day first thing to note trash piles, rocks in the roadway, or inappropriately parked vehicles.
● Trash & Waste Management:
● Deal with all trash; secure help for the removal of larger items (e.g., couches).
● Wednesdays: Especially important to monitor for dumpster overages (lids not shutting). Use judgment to relocate small amounts of excess waste to avoid large overage fees.
● Use a gator and grabber to collect trash from lots and lawns 2-3 times per week (generally 1.5 to 2 hours). Prioritize a thorough cleanup the day before mowing.
● Empty the gator bucket into trash bags or directly into a dumpster.
● General Maintenance & Hazard Reporting:
● Make visual checks on drains while driving/walking, cleaning them as needed, especially before known rain storms.
● Sweep up debris like rocks and shovel them back into rock beds.
● Report all issues of concern or hazards to Management (e.g., loose/blown-off siding, severely overloaded dumpsters, graffiti).
● Storm Cleanup: After wind storms, check yard areas for tree branches. Load branches into the gator for transfer to dumpsters or a waste pile, cutting larger branches with loppers or a sawzall.
● Administrative & Assigned Tasks:
● Check in with Management for assigned tasks.
● Work off and cross off items on assigned "to do" sheets.
● Water any newly planted shrubs or trees.
● Spray weeds in cracks and curbs; monitor rock beds as the lawn company should handle their treatment.
Fall Duties
● Perform all standard summer trash duties.
● Maintain leaves by blowing until the scheduled fall clean-up crew arrives.
● Keep storm drains clear of debris as much as possible.
● Clean all low-level gutters. (High-level gutters are equipped with covers).
Winter Duties
● Salt & Ice Management:
● Check the salt bin daily as assigned and refill as needed.
● Apply salt to the lots using a spreader, typically after snow cleanup.
● Salt all surfaces as soon as possible after ice storm events (average 40-50 40lb bags per event).
● Load the spreader through a screen cover to prevent salt clumps.
● Order 3 pallets of salt at a time and keep them stocked in the shop (notify community manager when order is needed).
● Continuously monitor for melting snow and ice on lots, driveways, and sidewalks, salting accordingly.
● Apply salt and sand heavily to the top end of Mailand Ct, which is consistently slippery due to excessive seal-coating.

● Snow Notices & Towing Coordination:
● Notify the tow company of the planned cleanup date/time as soon as possible.
● Coordinate car towing on the day of the lot cleanup; take pictures of all cars prior to towing and send them to management.
● Entryway Cleanup:
● Monitor main entryways and mailboxes. If city plows fill them with snow after an 'open up,' remove the snow with the gator/shovel and salt the 5 sets of mailboxes.
Pay: From $25.00 per hour
