Groundskeeper

Position Summary

The Groundskeeper is responsible for maintaining the exterior appearance and overall curb appeal of assigned apartment communities. This role ensures that grounds, common areas, and exterior amenities are clean, safe, and well-maintained in accordance with company standards, local regulations, and resident expectations for all 154 H2 communities. The Groundskeeper plays a critical role in creating a welcoming environment across our portfolio.

Essential Duties and Responsibilities

• Maintain community grounds to company standards, including mowing, edging, trimming, and blowing
• Remove trash and litter from parking lots, walkways, breezeways, stairwells, and common areas
• Maintain flower beds, shrubs, trees, and landscaped areas (weeding, mulching, seasonal cleanup)
• Power wash sidewalks, curbs, dumpsters, and common areas as needed
• Assist with seasonal tasks such as leaf removal, snow/ice treatment (if applicable), and planting
• Clean and maintain exterior amenities such as pools (deck areas), playgrounds, picnic areas, and dog parks
• Monitor grounds for safety hazards and report issues promptly to maintenance or management
• Assist the maintenance team with light exterior maintenance or unit turns as needed
• Properly use and maintain tools, equipment, and supplies
• Follow all company safety procedures and OSHA guidelines

Qualifications

• Prior groundskeeping, landscaping, or maintenance experience preferred
• Ability to operate landscaping and grounds equipment safely (mowers, trimmers, blowers, etc.)
• Basic knowledge of landscaping and exterior property maintenance
• Ability to work independently and manage time efficiently
• Strong attention to detail and pride in maintaining clean, attractive environments
• Ability to follow verbal and written instructions
• Must have reliable transportation to get to and from work
• Must have Driver's License

Physical Requirements

• Ability to stand, walk, bend, lift, and perform physical labor for extended periods
• Ability to lift up to 75 pounds
• Ability to work outdoors in varying weather conditions

Schedule & Availability

• 40 hours a week, Monday-Friday

Pay: $16.00 - $17.00 per hour
