HCV Occupancy Specialist (Metro Housing Caseworker)

Job Summary

We are seeking an energetic, detail-oriented professional to join our team as an HCV Occupancy Specialist. This position is responsible for managing participant files, ensuring compliance with HUD regulations, and providing excellent customer service to program participants and landlords. The ideal candidate will have strong organizational skills, advanced computer proficiency, and the ability to work accurately in a fast-paced environment.

Essential Duties & Responsibilities

• Conduct interim and annual tenant file reviews to verify income, family composition, rent, and eligibility requirements.
• Explain rent changes and lease provisions to participants and landlords.
• Process all stages of the Housing Choice Voucher (HCV) program, including pre-application, waiting list management, voucher issuance, lease-up, and recertification.
• Maintain accurate and organized client files in compliance with agency and HUD standards.
• Stay current on HUD regulations and agency policies; attend training and seminars as required.
• Review program violations, prepare documentation for hearings, and assist with resolution.
• Respond to inquiries and complaints from landlords and tenants in a professional manner.
• Assist with voucher briefing presentations and provide program education as needed.
• Perform receptionist and administrative duties as assigned.

Required Qualifications

• High school diploma or equivalent (Associate’s degree preferred).
• Advanced computer skills, including proficiency in Microsoft Office and data entry systems.
• Strong math, record-keeping, and organizational skills.
• Excellent communication and interpersonal skills.
• Ability to follow detailed instructions and meet deadlines.

Preferred Qualifications

• Experience in housing programs, property management, or social services.
• Knowledge of HUD regulations and Housing Choice Voucher Program policies.

Work Environment

• Office setting with occasional travel for training or meetings.
