Role Summary
The
Head – Procurement
will be responsible for developing and leading the procurement strategy for all
Civil & Interior (C&I)
and
MEP works
across ongoing and upcoming co-working/managed office projects. The role involves vendor development, cost optimization, contract negotiation, budget adherence, and ensuring on-time availability of high-quality materials, equipment, and services. A strong understanding of construction, fit-out, and building engineering systems is essential.
Key Responsibilities
1. Procurement Strategy & Planning

Develop and execute the end-to-end procurement strategy for C&I and MEP categories.

Work closely with Projects, Design, Finance, and Facility Management teams to understand project demands, timelines, and specifications.

Prepare annual and project-wise procurement plans aligned with budget approvals.
2. Vendor Management & Sourcing

Identify, evaluate, and onboard reliable vendors/contractors for civil works, interiors, electrical systems, HVAC, plumbing, fire-fighting, and ELV systems.

Build long-term vendor partnerships ensuring quality, delivery reliability, and competitive pricing.

Lead RFI/RFQ/RFP processes, vendor audits, and performance evaluations.
3. Contracting & Negotiation

Lead negotiations for contracts, rate agreements, and service-level agreements, ensuring cost savings without compromising quality.

Draft and manage work contracts, supply agreements, and framework contracts.

Ensure compliance with statutory, safety, and corporate governance requirements.
4. Cost Control & Budget Management

Monitor procurement budgets for all projects and track variances.

Implement value engineering opportunities to reduce costs and improve design efficiency.

Create cost benchmarks and maintain updated price indices for key C&I and MEP materials.
5. Process Excellence & Compliance
-
Implement standardized procurement processes, documentation, and MIS systems.
-
Ensure adherence to company’s procurement policies, ethical practices, and ISO standards (if applicable).

Collaborate with finance for PO creation, vendor payments, GRN, and reconciliation.
6. Project Coordination & Delivery
-
Ensure timely delivery of materials, equipment, and contractor mobilization as per project schedules.

Resolve supply chain bottlenecks and escalate risks where required.

Coordinate with site teams for inspections, approvals, and technical compliance.
7. Inventory & Logistics Oversight
-
Oversee logistics arrangements, warehousing, and inventory management for multi-city operations.

Optimize transportation and storage costs and reduce wastage/pilferage.
8. Team Leadership
-
Lead and mentor the procurement team, including category managers, buyers, and coordinators.

Foster a culture of transparency, accountability, and continuous improvement.
Key Requirements
Education
-
Bachelor’s degree in Engineering (Civil/Mechanical/Electrical) preferred.

MBA in Supply Chain/Operations is an added advantage.
Experience
-
10–15+ years
of procurement experience in real estate, co-working, commercial fit-out
-
Strong background in
C&I and MEP procurement
including interiors, electrical systems, HVAC, plumbing, ELV, and fire-fighting.

Proven track record of managing multi-location projects and high-value procurements.
Technical Skills

Understanding of bill of quantities (BOQ), drawings, technical specifications, and project schedules.

Expertise in contracting, tendering, rate analysis, and vendor management.
