Job Summary:
The Head – Purchase & Contracts will be responsible for leading the procurement and contracts function for high-value, ultra-luxury real estate projects. This role demands exceptional negotiation skills, deep knowledge of premium-grade materials, global sourcing expertise, and the ability to manage strategic vendor partnerships while ensuring cost efficiency, quality, and timely delivery. The position will also oversee the preparation, evaluation, and administration of all contractual agreements with consultants, contractors, and suppliers, aligned with the brand’s uncompromising standards.
Job Responsibility:
Procurement Strategy & Planning

Develop and implement procurement strategies to ensure the timely sourcing of world-class materials, finishes, fixtures, and furnishings befitting ultra-luxury projects.

Identify and onboard premium suppliers, artisans, and global brands to meet project design intent and quality benchmarks.

Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
Vendor & Supplier Management

Build and maintain long-term relationships with reputed national and international vendors.

Conduct vendor audits to ensure compliance with quality, sustainability, and ethical sourcing standards.

Negotiate high-value contracts, ensuring optimal cost without compromising quality or exclusivity.
Contracts Management

Draft, review, and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.

Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.

Ensure all contracts adhere to statutory requirements and corporate governance policies.
Cost Control & Value Engineering

Lead value engineering exercises without diluting design aesthetics or material quality.

Monitor market trends, price fluctuations, and alternative sourcing options to ensure cost competitiveness.

Approve purchase orders within delegated authority limits.
Team Leadership & Collaboration

Lead and mentor a high-performing Purchase & Contracts team.

Work closely with project management, design, and construction teams to align procurement schedules with project milestones.

Ensure seamless coordination between procurement, logistics, and site execution teams.
Risk, Compliance & Continuous Improvement

Identify and mitigate procurement risks such as supplier disruptions, cost escalation, or regulatory non-compliance.
Project & Stakeholder Collaboration

Align closely with project, design, architectural, finance, legal, and site teams to synchronize procurement and contracting timelines and objectives.

Provide clear status updates, risk assessments, spend reporting, and procurement insights to senior leadership.
Qualification, Experience & Skills:
Required

Bachelor’s degree in Engineering / Supply Chain Management / Commerce; MBA preferred.

15+ years of experience in procurement and contracts, with at least 7 years in leadership roles within luxury real estate.

Proven track record in sourcing premium international materials, finishes, and fixtures.

Strong legal and commercial acumen in contract management.

Excellent negotiation, vendor relationship, and stakeholder management skills.

Exposure to global procurement markets and luxury design trends.
