We are seeking an experienced Residential Estimator with a deep understanding of luxury residential construction to join our growing team.

Position Overview

The Estimator will be responsible for preparing accurate and comprehensive project budgets from conceptual design through construction documentation. This role requires strong technical knowledge, exceptional organizational skills, and the ability to communicate effectively with vendors, subcontractors, architects, and internal project teams.

The ideal candidate understands the complexities and nuances of ultra high-end residential work, including custom millwork, specialty finishes, detailed scopes, and fast-paced project environments.

Responsibilities

• Prepare detailed conceptual and hard-bid estimates for luxury residential projects
• Analyze drawings, specifications, and design intent to develop complete scopes of work
• Solicit and level subcontractor and vendor bids
• Perform quantity takeoffs and pricing exercises
• Develop and maintain relationships with subcontractors and suppliers
• Identify value engineering opportunities while maintaining design integrity
• Track historical pricing data and maintain estimating databases
• Collaborate with project managers, architects, and ownership throughout preconstruction
• Assist with budgeting during design development phases
• Review change orders and cost impacts during construction

Qualifications

• 5+ years of estimating experience in high-end residential construction
• Strong understanding of luxury residential materials, assemblies, and construction methods
• Ability to read and interpret architectural and interior design drawings
• Experience with custom homes, brownstones, apartments, and major renovations
• Proficiency in estimating and project management software
• Strong Excel and organizational skills
• Excellent communication and negotiation abilities
• Highly detail-oriented with strong follow-through
• Self-motivated and able to manage multiple projects simultaneously

Preferred Qualifications

• Experience working with architects and interior designers on luxury projects
• Existing subcontractor/vendor relationships in the NYC metro market
• Knowledge of preconstruction planning and scheduling
