Position Description:
Handyman Description
The primary responsibility of the Handyman is to ensure that the building and building systems are maintained on a daily basis. The Handyman performs his duties follows directives from the Superintendent (or in the absence of a Superintendent, from the Site Manager)
Mechanical
Acquire /possess a working knowledge of the mechanical and electrical systems of the building, i.e. heating plant, air conditioning units, pumps, boilers, and compactor, etc.
Maintenance
Conduct detailed inspections of the building.
In conjunction with the Superintendent, establish and adhere to a regular preventive maintenance schedule for all major equipment and systems in the building, including but not limited to:
Roof fans
Domestic cold water system, including pumps and triplex controls
Domestic hot water heat exchangers
Hot water heating system including pumps and steam exchangers
Central fire alarm system (conduct tests annually)
Assist the Superintendent in maintaining a log containing detailed reports of defective systems or machinery, employee accidents, resident complaints, major repairs, etc., and action taken to correct problems. Maintenance logs of all major equipment, i.e., boilers, pumps, gauges, temperatures are to be maintained on a daily basis.
Ensure that the condominium's public areas are properly cleaned and maintained, particularly in areas such as the lobby, elevators, corridors, compactor rooms, storage rooms, laundry rooms, sidewalks and courtyards. Garbage must always be kept in the designated areas, and disposed of on designated days.
Conspicuously label important valves and maintain a log, e.g., the emergency water shutoff valves. Instruct staff concerning the use of the log in an emergency.
Maintain an up-to-date log (with receipts or other proof of purchase or ownership) of all personal tools, purchased or has possession of including serial numbers. This log must be available upon request for review by the Site Manager.
Building Contractor Work
Verity that all repairs and alterations made by outside contractors, trades people, workmen, etc. have been pre-authorized by management. All such personnel are to be questioned upon entering the building, tracked with pertinent information kept on file in a well-organized log. Under no circumstances should they be allowed entry without prior authorization or dump construction material and other garbage in the compactor rooms.
Inventory
Frequently check and maintain janitorial supply and handyman parts inventory. Check for any unexpected high use of an item.
Parts should match parts billed on work orders.
Maintain a strict inventory of all building equipment, parts and materials, needed to maintain the buildings on a daily basis.
Keep waste and overstock of supplies and parts to a minimum.
Work Orders
Assist in completing work orders.
Reporting & Position Requirements
Maintain open communication with the Staff, Superintendent, Site Manager, and Board of Managers.
Report disagreements between home owners/tenants and/or building staff to the Superintendent immediately, (or in the absence of a Superintendent, to the Site Manager), followed by a detailed written report.
Prepare reports for Management and the Board of Managers, as needed.
Must be able to step in when Superintendent is unavailable.
Must always display a professional demeanor under all circumstances.
Personal
Present a uniformed appearance and demeanor at all time to set a good example for the staff.
Approach maintenance situations with a customer friendly attitude that inspires confidence that you are available to assist solve problems.
