Job Summary
BOOM Properties is seeking a highly organized, proactive, and customer-focused HOA Community Manager to oversee a portfolio of homeowners associations throughout Boulder County. This position serves as the primary point of contact for assigned Boards of Directors, homeowners, and vendors while ensuring each community is professionally managed, financially sound, and maintained to the highest standards.
The ideal candidate is an excellent communicator who thrives in a fast-paced environment, enjoys building relationships, and can confidently balance multiple priorities while providing exceptional service to volunteer Board members and homeowners. Strong organizational skills, attention to detail, and the ability to manage projects from start to finish are essential.
Primary Responsibilities
- Serve as the primary manager for a portfolio of homeowners associations.
- Build strong working relationships with Boards of Directors through regular communication, guidance, and professional recommendations.
- Attend evening Board meetings (typically 1-3 per month) and prepare agendas, management reports, meeting materials, and follow-up action items.
- Conduct regular property inspections to identify maintenance concerns, covenant violations, safety issues, and capital improvement needs.
- Coordinate maintenance, repairs, and capital improvement projects from bidding through completion.
- Solicit and evaluate vendor proposals, negotiate contracts, and oversee vendor performance.
- Work closely with association accountants to monitor budgets, financial reports, reserve expenditures, and operating expenses.
- Assist Boards with annual budgeting, reserve planning, and long-term maintenance strategies.
- Enforce governing documents, architectural guidelines, and community rules consistently and professionally.
- Respond promptly to homeowner and Board inquiries while providing outstanding customer service.
- Coordinate with legal counsel, insurance representatives, engineers, contractors, and other industry professionals as needed.
- Maintain accurate records within the association management software and ensure all documentation is organized and up to date.
- Assist with annual meetings, elections, special meetings, and homeowner communications.
- Manage multiple deadlines and competing priorities while maintaining exceptional attention to detail.
- Provide guidance and recommendations that help Boards make informed decisions while remaining compliant with governing documents and Colorado HOA statutes.
Qualifications
- Previous experience in HOA, condominium, or community association management preferred.
- CMCA, AMS, PCAM, or Colorado Community Association Manager (CAM) licensing is a plus, but not required.
- Strong understanding of HOA governing documents, Board governance, and community association operations.
- Knowledge of Colorado Common Interest Ownership Act (CCIOA) is preferred.
- Excellent written and verbal communication skills.
- Outstanding organizational and time management abilities.
- Ability to effectively manage multiple communities and priorities simultaneously.
- Experience coordinating maintenance projects and working with contractors and vendors.
- Strong problem-solving and conflict resolution skills.
- Professional demeanor with the ability to communicate confidently with Boards, homeowners, attorneys, and vendors.
- Proficiency with Microsoft Office (Word, Excel, Outlook, Teams) and property management software. Experience with CINC Systems is a plus.
- Valid driver's license and reliable transportation for community inspections and meetings.
