ABOUT THE ROLE
Arabnb Vacation Homes is launching a dedicated in-house housekeeping operation to service our growing portfolio of 35+ short-term rental apartments across Dubai. We are looking for a hands-on Operations Manager to build this division from the ground up.
This is not a hotel housekeeping position. You will manage cleaning operations across 15+ residential buildings in two distinct zones of Dubai, coordinating multiple teams and running logistics for daily turnovers with tight time windows. You will have significant autonomy and direct ownership of the operation.
This is a ground-floor opportunity. As the portfolio grows toward 100+ units, this role grows with it.

WHAT YOU WILL DO
Build & Lead Teams
- Recruit, train, and manage two cleaning teams (Team A: Downtown/Business Bay, Team B: JBR/Marina/Palm)
- Hire and supervise a team supervisor for each zone
- Build team culture focused on reliability, speed, and quality
Run Daily Operations
- Plan and coordinate daily cleaning schedules across 15+ buildings based on guest check-in/check-out data
- Manage logistics: route planning, team deployment, equipment and supply distribution
- Ensure all checkout cleans are completed within the 11 AM – 3 PM turnover window
- Oversee in-stay servicing, deep cleans, and ad-hoc guest requests
- Coordinate with our holiday homes operations team for seamless guest experience
Maintain Quality Standards
- Implement and enforce SOPs for all cleaning types
- Conduct regular property inspections and quality audits
- Manage photo documentation and before/after verification for every clean
- Handle guest complaints related to cleanliness
Inventory, Warehouse & Laundry Management
- Own the central warehouse operation: ensure it is organised, stocked, and audit-ready at all times
- Manage full linen lifecycle: track inventory by unit type, monitor condition and damage (stains, wear), coordinate timely replacements, and maintain par stock levels so no unit is ever short
- Coordinate daily laundry logistics: schedule pickups and deliveries with external laundry providers, verify returned linen counts and quality, flag discrepancies immediately
- Track cleaning supplies, chemicals, amenities, and consumable stock levels; manage reordering to prevent shortages while controlling costs
- Supervise a warehouse assistant and ensure clear processes for receiving, sorting, storing, and dispatching inventory to teams daily
Budgeting & Reporting
- Track and control operational costs within budget targets
- Deliver weekly performance reports to company directors covering quality scores, completion rates, cost per clean, inventory status, and team productivity

WHO YOU ARE
Required:
- 2–4 years in housekeeping management (short-term rentals/serviced apartments preferred; hotel experience acceptable with strong logistics skills)
- Proven ability to build and manage teams of 8–15+ people
- Strong logistics and planning — coordinating multiple teams across scattered locations
- Experience with inventory management, vendor relationships, and operational budgets
- Comfortable with WhatsApp, scheduling apps (Turno or similar), photo documentation, Excel/Google Sheets
- Excellent English communication (written reports required); Arabic/Hindi/Urdu a strong advantage
- Valid UAE driving license
Preferred:
- Direct experience with STR/holiday home turnover cleaning in Dubai
- Familiarity with Downtown, Business Bay, JBR, Marina, Palm Jumeirah
- Experience with Property Management Systems (Guesty, Hostaway, or similar)
- Background in setting up new operations from scratch — we want a builder, not just a maintainer
