Position: Home Inspector

Employment Type: Full-time or part-time
Service Area: Greater Baton Rouge, Hammond, and the Northshore
Company Vehicle: Not provided
Mileage: Reimbursed
Tools: Inspection tools provided
Phone: Not provided

Rock Solid Inspections is hiring a Home Inspector to serve clients throughout Greater Baton Rouge, Hammond, and the Northshore.

This position is a strong fit for someone who enjoys working independently, developing their construction and inspection skillset, solving problems, and being rewarded for performance. Prior construction experience is not required, but knowledge of construction, real estate, or residential systems is strongly recommended.

Our inspectors are expected to operate in alignment with our Mission, Vision, and Values as we serve our mission: to equip homebuyers to move forward on a rock solid foundation.

Every inspection should reflect professionalism, accuracy, clear communication, and service to the client. Inspectors will evaluate residential properties, document findings, communicate with clients and agents, and complete digital inspection reports by the end of the day.

While inspectors often operate independently in the field, they are supported through structured training, quality-control checkpoints, report reviews, continued education, and clear company standards.

This is not a “comfortable office job.” Home inspectors work in real-world property conditions, including hot attics, tight crawlspaces, roofs, ladders, uneven ground, occupied homes, vacant properties, and sometimes difficult client or agent conversations. The right person for this role is willing to face problems directly, communicate clearly, and help clients move forward with confidence.

The Home Inspector will be responsible for:

  • Performing residential home inspections according to LSBHI Standards of Practice.
  • Completing up to 2 home inspections per day once fully operational.
  • Performing additional services as scheduled and trained, including sewer scopes and pool inspections among others. Learning and performing "additional services" is incentivized and to an extent required for our core offerings.
  • Documenting inspection findings clearly and accurately.
  • Taking required photos, including property photos, data plates, access panels, thermal documentation, appliance documentation, and system-specific details.
  • Completing digital inspection reports by the end of the workday.
  • Providing a clear on-site summary to clients when applicable.
  • Communicating professionally with clients, agents, homeowners, and team members.
  • Being available to answer inspection-related questions when the office cannot answer them.
  • Operating independently while following Rock Solid Inspections’ systems, standards, and quality-control process.
  • Continuing to develop technical knowledge, report-writing quality, and service proficiency.
  • Representing the company professionally in appearance, communication, and conduct.

Licensure is not required to apply, but a Louisiana home inspector license, completion of the National Home Inspector Exam, or active progress toward licensure is strongly recommended.

New inspectors receive structured field training through supervised inspections. Initial training includes:

  • Residential home inspections
  • Sewer scope inspections
  • Pool inspections
  • Report writing
  • Client communication
  • Company standards and procedures
  • Quality-control expectations

Training typically lasts up to 6–8 weeks, depending on progress, licensing status, technical ability, communication skills, and report-writing quality.

Before operating independently, inspectors must demonstrate:

  • Proper licensing or approved progress toward licensing
  • Minimum 80%+ report quality-control score
  • Ability to inspect and document according to company standards
  • Ability to communicate inspection findings clearly
  • Professionalism with clients, agents, and team members
  • Dependability in scheduling, reporting, and follow-through

Additional training, licensing, continuing education, tools, and professional development opportunities may be paid by the company and deducted from the inspector’s bonus fund or future service bonuses when requested or approved.

Compensation includes training pay, operational hourly pay, mileage reimbursement, and commission-based incentives.

  • Training pay: $30 per supervised inspection
  • Minimum training volume: 5 inspections per week during training
  • Operational pay(once approved): $25 per hour, based on 4 hours per inspection
  • Add-on service commissions: Up to 35% of gross profit for additional services (typically $25-75 per add on)
  • Mileage reimbursement: Provided for use of personal vehicle
  • Pay schedule: Every other week
  • Earning potential: No cap

Inspectors may also qualify for bonuses and pay increases based on report quality, production, professionalism, and avoiding preventable damage payouts.

The compensation structure is designed so that strong performance, high-quality work, and additional service production create greater earning potential.

The office handles scheduling and payment collection so inspectors can focus on inspection performance, documentation, client communication, and report quality.

Inspectors are expected to provide their own reliable vehicle and travel throughout the assigned service area, including Greater Baton Rouge, Hammond, and the Northshore. Our typical service radius is within 1hr of the inspector's home point.

Inspectors should be prepared to complete inspections by the scheduled time and submit reports by the end of the day.

This is a field-based position. Inspectors must be physically capable of working in and around residential properties under varying conditions.

Inspectors should be comfortable with:

  • Climbing ladders
  • Walking roofs when safe and appropriate
  • Entering attics
  • Entering crawlspaces
  • Working in hot, humid, dusty, or tight spaces
  • Carrying inspection equipment
  • Navigating uneven ground
  • Working around occupied homes, vacant homes, pets, debris, and active real estate transactions
  • Using caution in situations where ladders, roofs, attics, or crawlspaces may be precarious

Safety and judgment are important. Inspectors are expected to recognize unsafe conditions and follow company standards when access is limited or unsafe.

Rock Solid Inspections provides the required inspection tools and software access needed to perform inspections.

Inspectors are expected to provide:

  • Reliable vehicle capable of safely housing/locking inspection gear(toolbox, sewer camera, ladder, etc.)
  • Mobile phone
  • Tablet, if desired
  • Belt
  • Work boots
  • Company work shirt
  • Polo tucked into khaki work pants
  • Work boots
  • Professional field appearance

Inspectors are expected to maintain a clean, professional appearance when representing the company in clients’ homes and during real estate transactions.

The ideal candidate is someone who:

  • Is dependable, teachable, and self-motivated.
  • Enjoys working independently and by themselves for extended periods of time
  • Has strong attention to detail.
  • Communicates professionally with clients and agents.
  • Enjoys talking with people and explaining findings clearly.
  • Is interested in homes, construction, real estate, and problem-solving.
  • Is comfortable learning technology and using digital report-writing software.
  • Can accept feedback through quality-control reviews.
  • Is willing to work in challenging field conditions.
  • Can handle difficult conversations with professionalism.
  • Is motivated by performance-based pay and long-term career growth.
  • Wants to grow into a skilled inspector and actively engage with a team

This position is not a good fit for someone who:

  • Is primarily looking for a comfortable or easy job.
  • Does not enjoy construction based knowledge or the real estate industry
  • Doesn't want to be held accountable to findings with clients & agents
  • Does not enjoy speaking with clients and agents.
  • Avoids confrontation or difficult conversations.
  • Is unwilling to work in hot attics, tight crawlspaces, or on ladders and roofs.
  • Does not want to receive feedback to refine their craft.
  • Struggles with independence, time management, or accountability.
  • Is unwilling to embrace problems and work toward solutions.
  • Does not want to continue learning new skills and services.

Rock Solid Inspections is building a team with long-term growth opportunities. Inspectors who perform well may have the opportunity to advance into roles such as:

  • Lead Inspector
  • Service Manager
  • Specialty Service Inspector

Professional development is a major part of this role. As inspectors improve, they may be trained in additional services, leadership responsibilities, quality-control processes, and team development.

By 30 days, the inspector should be gaining confidence performing inspections under supervision, learning company systems, understanding report-writing expectations, and becoming familiar with client communication standards.

By 60 days, the inspector should be operating with quality control and able to complete one inspection per day without direct supervision

By 90 days, the inspector should be operational with limited quality control, able to complete inspections with increasing independence, and consistently improving report quality, documentation, and communication.

By 180 days, the inspector should be fully operational, capable of performing up to two inspections per day, and able to complete inspections somewhat independently while maintaining company standards for report quality, professionalism, and client service.

Inspectors will be trained to perform additional services beyond the standard home inspection. These services provide greater value to clients and increase earning potential for inspectors.

Initial add-on service training includes:

  • Sewer scope inspections
  • Pool inspections
  • WDIR(termite) inspections

Additional service offerings may be added as the inspector develops proficiency and demonstrates strong report quality, professionalism, and field judgment.

Add-on services are an important part of the company’s growth model. Inspectors who become proficient in additional services may earn extra commission per service performed, creating higher income potential while helping clients receive a more complete understanding of the property.

Rock Solid Inspections exists to equip homebuyers to move forward on a rock solid foundation.

Inspectors are expected to represent that mission in every inspection by providing clear information, professional service, honest communication, and reliable documentation.

This role requires more than technical knowledge. It requires judgment, humility, service, communication, and the willingness to help clients through one of the most important decisions they may make.
