We are a boutique team specializing in long-term rentals and high-end historic renovations in downtown Charleston. We’re looking for a proactive partner to help us maintain the integrity and quality of our residential portfolio. As our primary boots-on-the-ground, you’ll serve as the vital link between our properties and management. This role offers the autonomy to own your schedule while acting as the lead problem-solver and the day-to-day "eyes and ears" for our homes.

What You’ll Be Doing
You’ll be the point person to assist the PM in the day-to-day life of our properties. Your time will be split between field work and some light admin/remote tasks:
- Maintenance & Vendors: Coordinate requests, schedule vendors, and follow up to ensure high-quality, timely completion.
- Property Inspections: Conduct routine ground walkthroughs and move-in/move-out inspections with the PM to catch issues early.
- Handyman Tasks: Handle minor repairs (e.g., unclogging disposals, replacing outlet covers) and general property upkeep.
- Operations & Admin: Manage turnover prep, track vendor COIs, and stay on top of preventative maintenance schedules.

- You’re organized. You can juggle multiple tasks without dropping the ball. We'll help you where needed
- You’re independent. We’re here to support you, but you’ll often be working solo in the field.
- You don’t mind getting your hands dirty. This role is very hands-on.
The Details
- Schedule: Full time or 20–25 hours/week with increased availability desired in late July and early August. Ideally consistent morning hours — but you set your schedule as long as the work gets done.
- Location: 85% field work (Downtown/surrounding areas) and 15% remote admin.
- Requirements: Reliable transportation and a working cell phone
- Experience: Work experience in maintenance or construction is a plus, but if you’re handy and eager to learn, let’s talk.
- Pay: Competitive and dependent on experience.
