INTRODUCTION
This position is located in the Maintenance Department at Hotel Nikko Guam. The incumbent is responsible for the general upkeep and repair of hotel facilities, equipment, and grounds. This includes, but is not limited to, plumbing, painting, flooring, electrical systems, and air conditioning. The role involves inspecting equipment, performing basic repairs, and conducting preventive maintenance to ensure operational efficiency and safety.

DUTIES AND RESPONSIBILITIES
- Repairing and maintaining building components, including roofs, walls, floors, doors, and windows.
- Diagnosing and resolving issues with mechanical systems such as plumbing, electrical, and HVAC.
- Conducting routine inspections and preventive maintenance to ensure operational efficiency and minimize downtime.
- Maintaining the property's exterior, including landscaping and lawn care.
- Managing inventory of tools, equipment, and supplies.
- Adhering to all safety regulations and procedures, particularly regarding hazardous materials.
- Keeping accurate records of maintenance and repair activities.
- Installing and replacing fixtures and components, including toilet seats, light bulbs, fuses, switches, and outlet covers.
- Ensuring proper functionality of audiovisual equipment, including TVs and electrical circuits.
- Performing minor repairs in electrical, plumbing, carpentry, and painting, such as fixing faucets, window tracks, ceiling tiles, and appliances.
- Setting up sound and lighting equipment appropriately in banquet rooms.
- Preparing surfaces for painting or wallpapering and ensuring proper application techniques.
- Patching holes and cracks in walls, ceilings, and floors.
- Cleaning and maintaining all maintenance equipment.
- Sorting trash and boxes for recycling according to hotel standards.
- Monitoring computer-controlled systems for defects in areas such as air conditioning, boilers, elevators, and sprinklers.
- Interacting courteously and professionally with guests, co-workers, and other hotel staff.
- Responding promptly to maintenance requests and escalating issues to a supervisor when necessary.
- Managing work order calls, completing logs, and following established procedures for operating handheld radios.
- Cleaning minor spills per the spill plan and reporting them immediately to a supervisor.
- Perform other reasonable job duties as requested.
- Develop and maintain positive working relationships with others and support team to reach common goals.
- Maintain cleanliness of work areas, and ensure the safety of staff. Report all safety hazards.
- Maintain neat, clean, and well-groomed appearance per hotel standards.
- Perform additional duties as assigned in support of the department or hotel-related functions or events.
SUPERVISORY CONTROLS
This position works under the supervision of the Maintenance Manager who assigns daily tasks and checks completed work for accuracy. May be assigned tasks by the Maintenance Director or the Assistant.
KNOWLEDGE, SKILLS AND ABILITIES
- Proficiency in essential maintenance skills, including plumbing, electrical work, carpentry, and general repairs, ensuring a well-maintained environment.
- Strong ability to diagnose technical issues across systems, identify practical solutions, and implement them efficiently to minimize downtime.
- Physical capability to perform tasks that require lifting heavy objects, climbing ladders, or working in diverse environments and weather conditions, ensuring tasks can be completed safely.

- Comprehensive knowledge of general maintenance functions, including electrical systems, plumbing, painting, and carpentry, allowing for a broad skill set to address various maintenance needs.
- Familiarity with the use of essential maintenance tools and equipment, such as screwdrivers, wrenches, hammers, saws, gauges, voltmeters, and various testers, ensuring that maintenance tasks can be performed proficiently and safely.
- Proficient in English communication, both verbal and written, with strong reading and document interpretation skills.
- Knowledge of telephone etiquette and hospitality-oriented customer service.
- Ability to engage with guests, staff, and community members in a friendly, respectful, and professional manner, demonstrating confidence when interacting with individuals from diverse backgrounds.

- Ability to obtain EPA BT-A Certification, if required.
- Basic knowledge of Guam Public Health rules and regulations concerning sanitation.
- Basic knowledge of OSHA, ADA & EPA regulations regarding safety requirements.
- Basic knowledge of local and federal employment/labor laws and employment regulations regarding Fair Employment Practices, including wages, discrimination, harassment, and sexual harassment, i.e., FLSA, EEO, FEP, FMLA, ADA, PWFA, FCHPA, USERRA, etc.
PHYSICAL DEMANDS AND WORK ENVIRONMENT
- Most tasks are performed with minimal supervision, promoting a collaborative work environment.
- Tasks are conducted both indoors and outdoors. The indoor environment is climate-controlled, while outdoor conditions vary with the weather.
- The majority of work involves standing, walking, reaching, pushing, pulling, twisting, turning, and grasping. Employees may stand for 90% to 95% of their shift, with the potential to remain stationary for up to four hours while fulfilling duties.
- Employees are required to lift approximately 50 lbs. 50% of the time and consistently handle items below this weight.
- Continuous walking between various work areas, such as guest rooms, boiler rooms, and back-of-house spaces, is necessary. Grasping actions occur throughout the work shift.
- Effective communication is essential, with talking and hearing occurring continuously when interacting with guests, co-workers, and supervisors.
- Continuous vision is needed, focusing on near, color, and far vision as key visual tasks.
- Work tasks may take place on both carpeted and hard surfaces, including concrete sidewalks. Some tasks involve operating equipment like gauges and tools, and employees may encounter hazardous chemicals. Proper precautions, such as wearing rubber gloves and face masks, are essential.
- Employees must adhere to safety precautions and wear appropriate Personal Protective Equipment (PPE) while on duty.
REQUIREMENTS
- High School graduate with a combination of education, training, and experience that meet the knowledge, skills, and abilities required of the position; or
- High School graduate with three (3) years of institutional experience handling all phases of building tracks; or
- A minimum of three (3) years of specialized experience in a specified trade.; or
- License in refrigeration, boiler, air pollution, boiler, A/C, standpipe, sprinkler, and fire guard is a plus.
