Planned Maintenance & Special Projects Account Manager is responsible for developing, managing, and expanding HVAC planned maintenance agreements while identifying and executing special projects typically under $500K. This role emphasizes proactive system planning, lifecycle management, and trusted-advisor relationships rather than reactive service work.

You will…

Planned Maintenance Program Management

Manage a portfolio of HVAC planned maintenance (PM) and service agreement customers.

Develop maintenance strategies aligned with client budgets and asset condition.

Conduct facility walkthroughs and account reviews.

Lead renewal, expansion, and multi-year maintenance agreement efforts.

Special Projects Development & Execution

Identify, scope, estimate, and propose special projects.

Prepare budgets and proposals for repairs, replacements, controls, and retrofit projects.

Coordinate with estimating, operations, and field leadership.

Track project schedule, cost, and margin.

Client Relationship & Advisory Role

Serve as the primary point of contact for assigned accounts.

Act as a trusted advisor to facility and property managers.

Translate technical findings into clear business recommendations.

Ensure customer satisfaction through proactive communication.

Financial & Operational Accountability

Maintain accountability for revenue growth and gross margin.

Track PM agreement and project profitability.

Ensure accurate CRM and job costing documentation.

Support billing and project closeout.

Program Development & Leadership

Continuously improving company safety and QC standards, procedures, and training materials.

Lead safety/QC meetings, toolbox talks, and company-wide training events.

Assist with preconstruction planning, including safety and QC input during estimating and scheduling.

Provide leadership, mentorship, and coaching to field staff and internal teams.

You have…

5+ years HVAC/mechanical service, maintenance sales, or project management experience.

Strong knowledge of commercial HVAC systems and PM programs.

Proven success growing planned maintenance agreements.

Experience estimating and managing small-to-mid-sized projects.

Strong financial and client communication skills.

Preferred

Experience with commercial and industrial facilities.

Portfolio or multi-site account management experience.

Familiarity with CRM and job cost software.

Pay: $75,000.00 - $200,000.00 per year
