HVAC Project Manager

Position Overview:

E.M. Duggan is seeking an experienced HVAC Project Manager to lead the successful execution of commercial and institutional mechanical construction projects throughout Greater Boston and New England. The HVAC Project Manager will oversee all phases of project delivery, from preconstruction and procurement through installation, commissioning, and closeout, ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards.

This position requires strong leadership, technical expertise in HVAC and mechanical systems, financial acumen, and the ability to build lasting relationships with clients, vendors, subcontractors, and internal project teams. Key Responsibilities:

Project Management

  • Manage HVAC and mechanical construction projects from award through project closeout.
  • Develop and maintain project schedules, budgets, forecasts, and manpower plans.
  • Monitor project performance, productivity, and financial results.
  • Ensure projects are delivered safely, on time, and within budget.
  • Identify risks and implement proactive solutions to maintain project objectives.

Financial Management

  • Prepare and manage project budgets and cost forecasts.
  • Review and approve purchase orders, subcontract agreements, and vendor contracts.
  • Manage project billing, monthly requisitions, and cash flow.
  • Negotiate and process change orders.
  • Track project costs and maintain profitability targets.

Technical Coordination

  • Review drawings, specifications, submittals, and shop drawings.
  • Coordinate HVAC equipment procurement and long-lead material deliveries.
  • Work closely with BIM/VDC, fabrication, field operations, and engineering teams.
  • Resolve design and field coordination issues.
  • Ensure systems are installed according to contract documents and project requirements.

Client & Team Leadership

  • Serve as the primary point of contact for owners, general contractors, architects, engineers, and consultants.
  • Lead project meetings and provide regular status updates.
  • Collaborate with field foremen, superintendents, and project engineers.
  • Mentor and develop junior project management staff.
  • Foster strong client relationships that support future business opportunities.

Project Closeout

  • Oversee commissioning, startup, testing, balancing, and owner training activities.
  • Ensure completion of punch-list items and closeout documentation.
  • Coordinate warranties, as-built drawings, and final turnover packages.
  • Support post-construction service transition activities.

Qualifications:

Required

  • 5+ years of experience managing commercial HVAC or mechanical construction projects.
  • Strong understanding of HVAC systems, piping, controls, and mechanical equipment.
  • Experience managing project budgets, schedules, subcontractors, and procurement.
  • Ability to read and interpret mechanical drawings, specifications, and contracts.
  • Proficiency with Microsoft Office Suite and project management software.
  • Excellent leadership, communication, negotiation, and organizational skills.
  • Valid driver's license and ability to travel to project sites throughout New England.

Preferred

  • Bachelor's degree in Mechanical Engineering, Construction Management, or related field.
  • Experience with Procore, Bluebeam, Autodesk Construction Cloud, or similar platforms.
  • Experience in healthcare, life sciences, higher education, laboratory, and large commercial projects.
  • Familiarity with BIM coordination and prefabrication methodologies.
  • OSHA 30 certification.

Pay: $90,000.00 - $130,000.00 per year
