HVAC Specialist (Maintenance Technician)

Position Summary

We are seeking an experienced and dependable HVAC Specialist to join our team at a multifamily apartment community in Birmingham, AL. This position is responsible for maintaining, troubleshooting, and repairing HVAC systems while also supporting general maintenance operations to ensure the overall upkeep of the property.

Key Responsibilities

• Diagnose, repair, and maintain HVAC systems, including split systems, package units, and heat pumps
• Perform preventative maintenance to maximize system efficiency and lifespan
• Respond promptly to HVAC-related service requests and emergencies
• Assist with general maintenance tasks, including plumbing, electrical, appliance repair, and minor carpentry
• Prepare vacant units for new residents, including HVAC servicing and general repairs
• Conduct routine inspections of HVAC equipment and property systems
• Complete work orders accurately and in a timely manner
• Ensure compliance with safety standards and company policies
• Coordinate with vendors and contractors when specialized services are required
• Participate in an on-call rotation for after-hours maintenance needs

Qualifications

• High school diploma or equivalent required
• Minimum of 3 years of HVAC experience, preferably in residential or multifamily housing
• EPA Certification required (Universal or Type II preferred)
• Strong troubleshooting and diagnostic skills for HVAC systems
• Knowledge of and willingness to perform general maintenance duties beyond HVAC
• Basic understanding of plumbing, electrical, and appliance repair preferred
• Ability to work independently and collaboratively within a team
• Strong time management and organizational skills
• Valid driver’s license and reliable transportation

Physical Requirements

• Ability to lift up to 50 lbs
• Ability to stand, walk, bend, climb stairs, and perform physical labor for extended periods
• Comfortable working indoors and outdoors in varying weather conditions
