HVAC Specialist (Maintenance Technician)

Position Summary:
We are seeking a skilled and reliable HVAC Specialist (Maintenance Technician) to join our property management team at a residential apartment community in Decatur, GA. This role is responsible for maintaining, troubleshooting, and repairing HVAC systems while supporting general maintenance operations to ensure a safe, comfortable, and well-maintained living environment for residents.

Key Responsibilities:

• Inspect, maintain, and repair heating, ventilation, and air conditioning (HVAC) systems across the property
• Diagnose and resolve HVAC issues in a timely and efficient manner
• Perform preventive maintenance on HVAC units and related equipment
• Respond to maintenance service requests, including emergency calls, as needed
• Assist with general property maintenance tasks (plumbing, electrical, carpentry, etc.)
• Ensure all work complies with safety standards and local regulations
• Maintain accurate records of maintenance work and service logs
• Coordinate with vendors and contractors when necessary
• Support unit turnovers, including HVAC inspections and repairs

Qualifications:

• Proven experience as an HVAC Technician or Maintenance Technician in residential or commercial settings
• HVAC certification (EPA Certification required; additional certifications preferred)
• Strong knowledge of HVAC systems, tools, and repair techniques
• Basic knowledge of electrical, plumbing, and general maintenance practices
• Ability to troubleshoot and solve problems efficiently
• Strong attention to detail and organizational skills
• Excellent customer service and communication skills
• Ability to work independently and as part of a team
• Valid driver’s license and reliable transportation

Physical Requirements:

• Ability to lift up to 50 lbs
• Comfortable working in various conditions, including confined spaces and outdoor environments
• Ability to stand, walk, bend, and climb stairs/ladders for extended periods

Work Schedule:

• Full-time position with occasional on-call responsibilities for emergency maintenance
