Independent Property Inspector

*Note: This is a part time position. You must have 15-20 hours per week of availability during normal business hours. Nights/Weekends will not work.

Richmond Oakes is an inspection company that puts its inspectors first. Inspectors are the engine of our business, and without them nothing gets done. Many companies prioritize clients over their inspectors. At Richmond Oakes our inspectors are respected, appreciated, and prioritized.

We perform inspections for mortgage lenders and insurance providers. For insurance clients we collect information so they can properly underwrite homeowners policies. For mortgage lenders we perform compliance inspections to determine whether a property is occupied or vacant, and then conduct a more thorough inspection if it is vacant.

What does this look like?

When completing an insurance survey we photograph all 4 sides, take roof pictures using a camera pole, document construction materials, and look for hazards such as swimming pools, trampolines, missing handrails. The average insurance survey takes 10-15 minutes.

For mortgage lenders we perform occupancy checks. Around 95% of houses are occupied. While at a property you will fill out a short form, take 5-8 pictures showing you are at the correct house, prove it is occupied, then knock on the door and ask if the borrower lives there. The average occupancy check takes 3-4 minutes. If the house is vacant it may take 10-15 minutes as you walk around the property, check the utilities, and post a sticker on the front door.

How does it work?

All our work is performed through an app on your phone. You will download/upload inspections, fill out the forms, and take the photos all within the app. As you fill out a form, the required images will change based on your answers. After the form is complete, go to the images section and it will list all the required images. Simply take those photos, label them, and upload. While it is pretty straightforward, there is a learning curve. Your first inspection may take 30-40 minutes. Your second may take 20-30, your third 15-20, etc… It typically takes 3 days to get the hang of it. If you are impatient and unwilling to learn this is not the job for you.

How is work assigned?

Work is assigned in routes based on your availability and reliability. The more reliable you are, the more work you will receive. Routes are assigned the day before between 2-6 PM. If you are working full time then you will be given as much work as you can handle. If part time, you will need to coordinate your availability with management. You are expected to complete each route every day. If a route cannot be completed, you must notify management immediately.

What is training like?

You will receive training videos and documents showing you how to use the app, perform specific inspections, and complete various job-related tasks. Altogether there is about 45 minutes of training material to review. On your first day you will go out, perform an inspection, notify your manager when you upload, and they will review it before you leave the property. You will work alone, but you will not be alone. Management is available to help you while out in the field. This will continue for the first 2-3 days, or until you get the hang of it and can complete all inspection types.

This is a 1099 independent contractor position. You are responsible for paying taxes. You should also track your miles and write them off as a business expense. Since this is an independent contractor position, work is not guaranteed. You will be given work based on your reliability and performance. The inspections have short turnaround times, typically 5 days from assignment. This is why consistency, reliability, and communication with management are crucial.

Pay is per inspection and depends on your territory. Specific pricing will be discussed during the interview process, however our rates are set so that you should make $30 - $40 per hour, regardless of location. We are looking for someone located in Eau Claire to cover approximately a 1 hour radius. Inspector can make ~$2,500 per month working part time.

Pay: $30.00 - $40.00 per hour
