Industrial Real Estate Associate

Qualifications

  • Sales experience preferred, but not required
  • Strong coachability and willingness to learn
  • Bachelor's or associate degree preferred

  • Proficiency with computer applications and the ability to quickly learn and navigate CRM systems
  • Demonstrated track record of achievement in academics, athletics, sales, or other competitive environments

  • Desire to be part of a collaborative, success-oriented team
  • Real estate license preferred (not required for the initial interview process)

Key Responsibilities

  • Leverage Flankman’s centralized industrial intelligence database to identify and originate off-market acquisition opportunities.
  • Proactively prospect and cultivate new client relationships within the industrial real estate sector.
  • Work directly with the Managing Director to evaluate opportunities and advise clients on strategic acquisition initiatives.
  • Collaborate with the Managing Director to research rental comparables, tenant demand patterns, absorption trends, and supply dynamics.
  • Participate in negotiations, structuring discussions, and due diligence processes throughout the transaction lifecycle.
  • Develop and maintain long-term relationships with property owners, tenants, and institutional investors.

Position Overview

Flankman is a technology-driven industrial real estate firm focused on developing proprietary data and intelligence systems designed to identify, analyze, and support investment opportunities across industrial assets.

As an Industrial Real Estate Associate, you will report directly to Joshua Milton, Senior Managing Director, and work as part of Flankman’s brokerage and advisory division. The team operates with centralized research, analytics, operational support, and proprietary data infrastructure.

In this role, you will be responsible for sourcing and qualifying acquisition opportunities for our national investor network. Flankman provides centralized research support, data infrastructure, lead generation systems, and operational guidance designed to help associates efficiently originate and advance opportunities through the transaction pipeline.

You will also receive direct mentorship, transaction support, and hands-on training throughout the entire process — from initial outreach and underwriting discussions through closing.

No in-person property visits are required during the initial phase of engagement.

Compensation

  • 100% Commission Structure
  • Independent Contractor (1099)
