Interior Designer

Position Overview

Open Concepts Kitchens & Baths is seeking an experienced Interior Designer / Project Manager to lead residential and commercial design projects from concept through construction and installation. This role requires strong project management capability along with deep knowledge of residential construction, cabinetry, and finish materials.

The Designer / Project Manager will oversee the full lifecycle of interior projects as well as complete builds—ensuring design intent, material coordination, and construction execution remain aligned with schedule, budget, and quality standards across the Open Concepts design-build platform.

Through our three divisions—Realty, Contracting, and Kitchens & Baths—we deliver cohesive design-build solutions from property acquisition through construction and interiors. Designers collaborate directly with builders and clients to create thoughtful, buildable, and enduring spaces.

Key Responsibilities:

Project Management

  • Serve as project manager for residential interior projects from design through installation and closeout
  • Develop and maintain project schedules, milestones, and procurement timelines
  • Coordinate with construction teams (OCC), trades, vendors, and clients throughout execution
  • Review site conditions, field dimensions, and construction constraints affecting design
  • Manage approvals, revisions, and change tracking across all project phases
  • Ensure material selections and specifications align with construction sequencing and installation requirements
  • Proactively identify and resolve design-construction conflicts

Interior Design & Materials:

  • Design kitchens, baths, and interior spaces including cabinetry layouts and finish selections
  • Specify cabinetry, countertops, tile, plumbing fixtures, hardware, and interior materials
  • Prepare elevations, selections documentation, and material schedules
  • Guide clients through material decisions with a strong understanding of performance, durability, and cost
  • Ensure design solutions are buildable and consistent with project budgets

Procurement & Construction Coordination:

  • Prepare estimates and product specifications
  • Place and track cabinetry and material orders
  • Coordinate delivery schedules with construction timelines
  • Liaise with manufacturers and suppliers on technical details and lead times
  • Support installation coordination and field issue resolution

Collaboration & Integration

  • Work within the Open Concepts ecosystem across OCKB, OCC, and OCR projects
  • Coordinate with builders and project managers on custom homes and renovations
  • Support spec homes, model homes, and development projects
  • Maintain accurate project documentation and records

Required Qualifications

  • Proven project management experience in residential construction, design-build, or interiors
  • Strong knowledge of residential construction methods, sequencing, and field coordination
  • Extensive experience specifying cabinetry, finishes, and interior building materials
  • Ability to manage multiple projects simultaneously from design through installation
  • Proficiency in design software (Chief Architect, 2020, SketchUp, or similar)
  • Excellent organizational, communication, and coordination skills
  • Detail-oriented with strong technical understanding of materials and installation

Preferred

  • Kitchen & Bath design experience
  • Design-build firm or residential construction background
  • Experience working directly with contractors and trades
  • Knowledge of Seacoast residential market

Pay: $50,000.00 - $100,000.00 per year
