Investment Research Analyst

Key Responsibilities

Financial Modeling & Feasibility

• Develop and maintain detailed financial models for new and ongoing projects.
• Perform feasibility studies (NPV, IRR, ROI, sensitivity & scenario analysis).
• Support project budgeting, cash flow forecasting, and variance analysis.
• Benchmark against competitor projects and market performance.

Market & Investment Analysis

• Conduct market research on property prices, rental yields, and demand trends.
• Track Dubai real estate market KPIs (sales volumes, absorption rates, new supply).
• Provide insights on financing structures (equity, debt, tokenization).
• Prepare investment briefs and presentations for senior management.

Investor & Management Support

• Assist in preparing investment memoranda, pitch decks, and reports.
• Support Investor Relations team with financial sections of quarterly updates.
• Collaborate with Finance and Sales departments to reconcile data for reports.

Compliance & Governance

• Ensure feasibility models reflect DLD escrow requirements, RERA compliance, and SCA/VARA rules where applicable.
• Maintain audit-ready records of financial assumptions and analyses.

Key Requirements

Education & Qualifications

• Bachelor’s degree in Finance, Economics, Accounting, or related field.
• Professional certifications (CFA Level I/II, ACCA, CPA) preferred.

Experience

• 2–4 years’ experience in real estate investment, financial analysis, or corporate finance.
• Experience in Dubai/UAE real estate sector strongly preferred.
• Proficiency in financial modeling and feasibility studies.

Skills

• Advanced Excel and financial modeling skills.
• Strong analytical and quantitative skills.
• Knowledge of UAE real estate valuation methods.
• Strong report-writing and presentation skills.
• Familiarity with Power BI / Tableau is an advantage.
• Fluent in English (Arabic a plus).

KPIs / Success Measures

• Accuracy of financial models and forecasts.
• Timeliness of feasibility studies for project launches.
• Quality of insights provided to management and investors.
• Contribution to successful fundraising / project approvals.
• Compliance with company standards and regulatory frameworks.
