Investment Sales Analyst

We are a full-service commercial real estate firm headquartered in uptown Charlotte, with offices across the Carolinas and Atlanta, GA. Our team of real estate professionals with entrepreneurial spirit and deep roots works together to create success for our clients.
Our Charlotte office is seeking a highly motivated Investment Sales Analyst to support three senior investment sales professionals focused on the acquisition and disposition of commercial real estate assets. This role supports business development, underwriting, marketing, and transaction execution across office and industrial investment sales assignments. The Analyst will work directly with an Associate, Division Partner, and Senior Partner in a high-performance, client-facing environment.
Responsibilities
  • Utilize Argus and Excel to build and maintain detailed Excel-based financial models, valuation analyses, and cash flow projections.
  • Analyze operating statements, rent rolls, lease abstracts, and historical property performance.
  • Compile complex property data for offering memoranda, investor presentations, maps, and summary reports.
  • Prepare pricing analyses, including cap rate, DCF, and comparable sales evaluations.
  • Conduct in-depth market research, including rent surveys, tenant movement, and capital markets trends.
  • Assist in securing new and expanded business opportunities through research, prospecting support, and client preparation.
  • Prepare RFP responses, listing proposals, and pitch materials.
  • Coordinate transaction materials, including listing agreements, commission agreements, leases, and sales contracts.
  • Review and summarize offers, LOIs, term sheets, and contract amendments.
  • Assist attorneys and senior brokers with due diligence coordination and contract negotiations.
  • Maintain CRM systems and track investor outreach activity.
  • Draft correspondence and distribute professional marketing materials.
  • Handle other duties as assigned.

Requirements
  • Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or related field.
  • 2-5 years of experience in commercial real estate, investment banking, valuation, or financial analysis.
  • Advanced proficiency in Microsoft Excel; financial modeling experience required.
  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook).
  • Experience with ARGUS Enterprise, CoStar, and similar commercial real estate platforms preferred.
  • Real Estate Salesperson license (or willingness to obtain).
  • Strong organizational skills with an inquisitive and analytical mindset.
  • Ability to analyze multiple potential solutions and exercise sound professional judgment.
