Onsite Janitorial/Maintenance Technician
Location: Ormond Beach, Florida

A local condominium community in Ormond Beach is seeking a reliable and detail-oriented Onsite Janitorial/Maintenance Technician to support day-to-day property operations. This role is responsible for maintaining clean, safe, and functional common areas while working closely with the Maintenance Supervisor and property management team.
Key Responsibilities
General Maintenance & Cleaning
- Inspect, clean, and maintain all common areas including hallways, bathrooms, lobbies, elevators, stairwells, parking areas, and recreation spaces.
- Perform routine janitorial duties to ensure a consistently clean environment.
Trash, Recycling & Waste Management
- Manage garbage removal, recycling, and waste disposal in all shared spaces.
- Ensure proper staging and cleanliness of trash collection areas.
Lighting & Electrical
- Ensure all common areas remain well-lit.
- Replace bulbs, repair simple lighting issues, and report major electrical concerns.
Pest Control Support
- Accompany pest-control vendors into units as needed.
- Document any untreated units with reasons (no key/code or owner refusal).
- File written reports in the key box after each service day.
Preventive Maintenance
- Assist in preventive maintenance programs to reduce long-term repair costs.
- Help identify developing issues before they become major problems.
Record Keeping
- Maintain logs of inspections, completed tasks, and repair activity.
- Report issues to the Maintenance Supervisor in a timely manner.
Safety & Compliance
- Follow all safety protocols, including OSHA and building-specific guidelines.
- Report hazardous conditions immediately.
Landscaping Support
- Assist with general landscaping upkeep and ensure exterior common areas remain presentable.
Pool Area Maintenance
- Use a blower to clean the pool deck and surrounding areas.
Emergency Preparedness
- Assist in preparing common areas before storms or inclement weather.
- Help secure outdoor furniture, equipment, and other items as needed.
Contractor & Vendor Coordination
- Work with outside contractors and property management to support specialized repair or improvement projects.
Other Duties
- Complete additional maintenance tasks as assigned by management or the Maintenance Supervisor.
Qualifications
- Previous experience in property janitorial and/or basic maintenance preferred.
- Ability to lift, carry, and move equipment or materials as needed.
- Strong attention to detail and pride in workmanship.
- Good communication skills and reliability.
- Ability to work independently and follow direction.
- Basic mechanical and repair knowledge is a plus.
- Must be able to work weekends
Pay: From $17.00 per hour
