Joinery & Interior Fit-Out Estimator / Quantity Surveyor

We are a Joinery Manufacturing company and Turn-Key Interior Fit-out contractor based in Dubai and established in 2008. We are currently hiring for the position of Estimator / Quantity Surveyor. The position requires an experienced individual in Joinery and Fit-out Estimation.

As a professional Joinery & Interior Fit-Out Estimator/Quantity Surveyor, you will be responsible for calculating project costs for interior fit-out and custom joinery projects, as well as managing budgets throughout the project lifecycle. The role requires a strong understanding of materials, market rates, and contract management.

Key duties and responsibilities:

The role combines both pre-contract and post-contract responsibilities.

Pre-contract (Estimation)

• Cost analysis: Prepare detailed Bills of Quantities (BOQs) and cost estimates based on architectural drawings, specifications, and project scope.
• Tendering and bidding: Submit competitive bids and tender documents to secure new projects.
• Procurement and negotiation: Liaise with suppliers and subcontractors to gather quotes and negotiate competitive pricing for materials and services.
• Value engineering: Collaborate with design teams to propose cost-effective alternatives and optimize project expenses without compromising quality.

Post-contract (Quantity Surveying)

• Budget management: Monitor project costs, track material usage, and ensure the project remains within the approved budget.
• Financial reporting: Prepare interim valuations, progress reports, and cash flow forecasts for management and clients.
• Contract administration: Manage contractual claims, variations (change orders), and finalize project accounts upon completion.
• Site monitoring: Conduct regular site visits to verify work progress, check quantities, and validate subcontractor payments.

Required qualifications and skills

• Education: A bachelor's degree or diploma in Quantity Surveying, Civil Engineering, Architecture, or a related technical field is strongly required.
• Experience: We require a minimum of 3 years experience specifically in the interior fit-out and joinery industry.
• Technical proficiency: Expertise in software such as AutoCAD, Revit, MS Excel, and specialized estimation software (e.g., PlanSwift, Bluebeam, Candy) is essential.
• Core competencies: Strong analytical, numerical, and negotiation skills are critical for the role. Candidates should also be detail-oriented, commercially astute, and able to work under pressure.
• Industry knowledge: In-depth knowledge of joinery materials, fit-out processes, local market rates, and supplier networks is a must. Familiarity with local regulations is preferred.
