Land Acquisition Analyst

Job Summary:

The Land Analyst supports the sourcing, evaluation, and underwriting of land acquisition opportunities throughout the Treasure Valley (Boise MSA). Based in Tresidio Homes’ corporate office in Meridian, Idaho, this role contributes to the company’s long-term growth through disciplined analysis, market intelligence, and execution support across the land acquisition process.

This position is designed as a developmental role, providing exposure to all aspects of land acquisition, from initial market research and site sourcing through financial underwriting, due diligence, and closing support. The Land Analyst works closely with internal teams and external stakeholders to support informed decision-making and efficient transaction execution.

The ideal candidate is detail-oriented, analytical, and proactive, with a strong interest in real estate development and homebuilding. Success in this role requires the ability to manage multiple priorities, synthesize data into actionable insights, and continuously grow into higher-level underwriting and deal support responsibilities.

Key Responsibilities:

  • Prepare and maintain competitive market surveys (CMS), comparable analyses (CMA/comps), and community benchmarking to support deal evaluation and pricing decisions.
  • Conduct market research, including demographic trends, absorption, pricing, and supply, to inform underwriting assumptions and acquisition strategy.
  • Assist in preparation and maintenance of land acquisition proformas, including data entry, assumption validation, and basic sensitivity analysis.
  • Support pricing strategy development, including base pricing, lot premiums, and release strategies, through analysis of competitive positioning, absorption trends, and market data.
  • Perform competitor community walks and maintain up-to-date knowledge of product offerings, pricing, and market positioning.
  • Monitor market conditions, competitive activity, and development trends to support ongoing deal evaluation.
  • Assist with due diligence coordination, including tracking third-party reports, entitlement status, and key project milestones.
  • Support contract administration by tracking key dates, contingencies, and deliverables through the acquisition process.
  • Maintain organized land acquisition files, databases, and pipeline tracking tools in accordance with company document control standards.
  • Take meeting notes and prepare summaries for internal and external meetings.
  • Support sourcing and identification of land opportunities through research, GIS tools, public records, and outreach to brokers and landowners.
  • Conduct cold calling and outreach efforts to assist in building and maintaining the land pipeline.
  • Collaborate with internal teams including Land Development, Construction, Sales, and Finance to support deal evaluation and execution.

Education:

  • Bachelor’s degree in Finance, Real Estate, Business, Economics, Construction Management, or a related field.

Experience:

  • 0–3 years of experience in real estate, finance, homebuilding, or a related field; internship experience preferred.

Qualifications:

  • Strong analytical and quantitative skills, with interest in financial modeling and land underwriting.
  • Basic understanding of real estate fundamentals and land acquisition processes, or a strong willingness to learn.
  • Highly organized with strong attention to detail and ability to manage multiple priorities in a fast-paced environment.
  • Strong written and verbal communication skills.
  • Proficient in Microsoft Office (Excel and Word); familiarity with mapping tools (GIS, Google Earth) is a plus.
  • Self-starter with strong work ethic, sound judgment, and the ability to work both independently and within a team environment.
  • Detail-oriented problem solver with curiosity and desire to grow within land acquisition and development.
  • Ability to work independently, exercise sound judgment, and drive results with minimal supervision.
  • Familiarity with AI tools (e.g., ChatGPT, Claude, or similar platforms) and a willingness to adopt emerging technologies to improve efficiency, analysis, and decision-making.

Compensation: This position includes a base salary and profit share. Base salary is DOE.
