Overview
We are seeking a dynamic and strategic Land Acquisition Manager to spearhead the identification, evaluation, and negotiation of land opportunities that align with our growth objectives. This role offers an exciting chance to lead the end-to-end process of land procurement, leveraging expertise in financial analysis, asset management, and investment strategies to drive successful acquisitions. As a key member of our team, you will play a vital role in shaping our portfolio by securing prime land assets that support our long-term development plans. Your proactive approach and deep understanding of financial concepts will ensure seamless integration of land acquisitions into our overall investment management framework.
Duties
- Identify and evaluate properties for acquisition, including finished lots and unimproved land in desirable locations.
- Conduct market research to assess land value, feasibility, and suitability for residential development.
- Prepare and analyze budgets, financial models, and proformas.
- Proactively source opportunities through outreach to landowners, including direct mail campaigns and in-person meetings.
- Negotiate land and lot purchase agreements that align with company objectives; prepare clear, accurate documentation.
- Maintain and update land acquisition budgets and tracking reports.
- Oversee entitlement and development processes to bring raw land through to finished lots.
- Build and maintain strong relationships with developers, landowners, public agencies, and real estate professionals.
Experience
- 5+ years of experience in sales, negotiations, or land acquisition within residential real estate.
- Bachelor’s degree in business, Sales, or a related field; or an associate’s degree with equivalent experience.
- Proven track record of successful negotiations and deal execution.
- Understanding utility coordination and development review processes.
- Strong problem-solving skills with sound judgment and decision-making ability.
- Excellent interpersonal, verbal, and written communication skills.
- Highly organized with strong attention to detail and follow-through.
- Ability to work collaboratively in a team environment.
- Positive, results-driven mindset with a willingness to take on new challenges.
- Proficiency in Microsoft Office (Word, Outlook, Excel).
Pay: $68,652.54 - $90,043.92 per year
