Landscape Project Manager – Commercial & Public Construction

Position Summary

We are seeking a results-driven Project Manager who can take full ownership of commercial and public landscape projects, drive production, control costs, and deliver high-quality work that meets or exceeds client expectations

The Landscape Project Manager is responsible for planning, executing, and delivering commercial and public landscape construction projects on time and within budget. This role oversees all aspects of project performance including scheduling, cost control, subcontractor coordination, and client communication, while ensuring compliance with plans, specifications, and municipal requirements.

Key Responsibilities

Project Planning & Buyout

  • Review contract documents, plans, and specifications in detail
  • Perform project handoff from estimating and validate scope, quantities, and assumptions
  • Develop project budgets and cost codes aligned with estimate (labor, material, equipment, subs)
  • Procure materials and subcontractors at competitive pricing
  • Identify long-lead items and secure early

Schedule & Production Management

  • Develop and maintain project schedule (baseline + updates)
  • Coordinate with Superintendent/Foreman to drive daily production
  • Ensure work is sequenced correctly (grading → utilities → irrigation → planting → punch)
  • Monitor production rates vs. budget and adjust resources as needed
  • Anticipate and mitigate delays (weather, inspections, material shortages)

Cost Control & Financial Management

  • Track job costs in real time (labor, materials, equipment, subs)
  • Manage budget vs. actual performance and maintain profitability
  • Review and approve field time, material invoices, and subcontractor pay apps
  • Identify cost overruns early and implement corrective action
  • Manage project cash flow, billing schedules, and retainage

Change Orders & Contract Management

  • Identify scope gaps, plan conflicts, and unforeseen conditions
  • Price and submit change orders quickly and accurately
  • Negotiate and track approved changes
  • Maintain proper documentation for all contract changes

Client & Stakeholder Communication

  • Serve as primary point of contact for General Contractors, municipalities, and inspectors
  • Attend project meetings (OAC, precon, progress meetings)
  • Provide clear updates on schedule, progress, and issues
  • Maintain strong relationships with GCs and public agencies

Quality Control

  • Ensure all work meets plans, specs, and company standards
  • Oversee punch list development and closeout
  • Coordinate inspections and ensure first-pass approvals
  • Enforce consistency across crews and subcontractors

Safety & Compliance

  • Ensure projects comply with OSHA and company safety standards
  • Support field leadership in maintaining safe job sites

Maintain compliance with:

  • SWPPP / erosion control requirements
  • Municipal and public agency standards
  • Permit requirements and inspections

Field Coordination & Leadership

  • Provide direction and support to Superintendents and Foremen
  • Ensure crews have clear scope, materials, and priorities
  • Resolve field issues quickly to avoid downtime
  • Maintain accountability for production, quality, and schedule

Closeout & Turnover

  • Manage final inspections and punch completion
  • Ensure all documentation is complete (as-builts, warranties, O&M manuals)
  • Finalize billing and project financials
  • Conduct internal project review for lessons learned

Required Skills & Qualifications

  • 3+ years experience in commercial landscape construction
  • Proven experience managing projects (parks, streetscapes, schools, municipal work, etc.)
  • Strong understanding of: Irrigation systems (public/commercial scale), planting and landscape installation, grading, drainage, and basic hardscape
  • Ability to read and interpret plans, specs, and contracts
  • Strong financial and cost management skills
  • Proficiency in project management and estimating software
  • Excellent communication and leadership abilities

Preferred (Public Work Focus)

  • Experience with municipal/public bid projects
  • Familiarity with: public procurement processes, certified payroll (if applicable), inspections and government compliance standards
  • Experience managing tight schedules with liquidated damages

  • Projects delivered on time and on/under budget
  • Strong control of labor and production rates
  • Minimal cost overruns and well-managed change orders
  • High client satisfaction (GCs and municipalities)
  • Clean, efficient project execution with minimal rework
  • Accurate and timely billing and documentation

Pay: $70,000.00 - $85,000.00 per year
